years and installed a deck a few years ago. They would like to install the fence in the corner to <br />complete the project. Ms. Lieber was concerned about the visibility for drivers pulling in and out <br />of the driveway next door since the driveway was only 12 feet away from the property line. Ms. <br />Johnson said the fence would be about 13 feet from the sidewalk. Ms. Patton thought the deck <br />looked very nice. Mr. Papotto agreed and thought it made sense to line the fence up with the <br />deck railing. He also thought the distance from the driveway should give drivers enough <br />visibility. <br />Mr. Papotto moved, seconded by Ms. Patton, to grant the following variance for 20-16810; <br />Rosanne Churby; 27997 Terrace Drive: <br />1. A 6 ft. 4 in. variance for setback of a privacy fence constructed on a corner lot in the <br />side and rear yards abutting a side street; code requires 20 ft., applicant shows 13 ft. 8 <br />in.; Section 1135.02(D)(3). Note: Applicant is proposing a 6 ft. high solid fence. <br />Motion passed 5-0. <br />COMMERCIAL APPEALS AND REQUESTS <br />20-16787; Self Storage; 27048 Lorain Road <br />Representatives: Jason Linscott, Principal, Stein Investment Group, 5607 Glenridge Drive, Suite <br />200, Atlanta, GA <br />Proposal consists of new ground signs. Property is zoned B-4 Mixed Use Business. <br />1. A variance for 1 additional ground sign; code permits 1 ground sign per lot, applicant shows <br />2 ground signs, Section 1163.27.A. <br />2. A 9 foot variance for side setback of a ground sign; code requires ground signs to maintain a <br />20 foot setback to any side or rear lot line, applicant shows 11 feet, Section 1163.27.B. <br />One ground sign is permitted per lot. The lot has frontage on two streets and the applicant is <br />proposing two ground signs, one on Lorain Road and one on Dover Center Road. Ground signs <br />must be set back 20 feet from any side lot line. The ground sign proposed on Dover Center is set <br />back 11 feet. Mr. Linscott said the primary access to the property is off of Lorain Road. The <br />Dover Center access is pretty far from the Lorain Road entrance so additional identification <br />would help customers find the entrance. The applicants did not think the electric substation next <br />door would be negatively impacted by the sign being constructed in the required side setback. <br />Ms. Lieber said the project is on a unique lot with double frontage, but not a corner lot; a second <br />sign is necessary for visibility. The lot width on Dover and required sight triangles would make <br />meeting the required setback difficult to impossible, and would involve relocating the existing <br />driveway. Mr. Allain asked if there is an existing ground sign at the Dover entrance. Ms. Lieber <br />said this project is considered a complete site redevelopment therefore past variances or legal <br />nonconformities do not apply. The old pole sign was removed when Toys R Us closed. Mr. <br />Papotto thought the request was reasonable and there was a sign on the south side of the <br />driveway in the past. Mr. Allain thought a sign is needed for the Dover Center Road entrance. <br />Ms. Patton agreed and thought it would help traffic get in and out. <br />Mr. Papotto moved, seconded by Ms. Patton, to approve the following variances for 20- <br />16787; Self Storage; 27048 Lorain Road: <br />
