BUILDING & ZONING BOARD OF APPEALS
CITY OF NORTH OLMSTED
MINUTES OF SEPTEMBER 14, 2020
ROLL CALL
Chairman Allain called the meeting to order at 7:00 pm via online public meeting.
Present: Eric Allain, Bob Papotto, Suzie Patton, Dan Rahm, Ralph Mackey (arrived after
Schoenhofer case)
Staff. Law Director Michael Gareau, Jr., Planning Director Kim Lieber, Administrative Assistant
Nicole Rambo -Ackerman
REVIEW AND CORRECTION OF MINUTES
Mr. Papotto moved, seconded by Mr. Rahm, to approve the Building & Zoning Board of
Appeals minutes of August 3, 2020, motion passed 4-0.
RESIDENTIAL APPEALS AND REQUESTS
20-17154; Allison Schoenhofer; 27241 Bellevue Drive
Representatives: Dorian & Allison Schoenhofer, owners
Proposal consists of replacing a driveway. Property is zoned B -One Family Residence.
1. An 8 ft. variance for a driveway providing access to an attached garage; code limits driveway
width to 24 ft., application requests 32 ft., Section 1135.02(B)(2)(c). See area `A' on the
attached diagram.
The applicant proposes to replace the existing concrete driveway with an asphalt driveway,
expanding the profile to include areas that are currently gravel. The expansion results in a
maximum driveway width of 32 feet where 24 feet is permitted by code, therefore an 8 -foot
variance is required. Ms. Schoenhofer explained that the gravel parking pad labeled `A' existed
when they purchased the home and they would like to fill it in with concrete. Mr. Schoenhofer
said the driveway slants to the front door of their house and the gravel area collects a lot of
water. Nothing grows in that location because of the lack of sun and ice builds up in the winter.
A letter of opposition from Bill and Barb Batteiger received on September 14, 2020 was read
into the record. Ms. Lieber pointed out that the garage is a side load garage rather than front load,
so the area requiring the variance allows for better vehicle turn movements. The area also
provides access to the permitted parking pad. Mr. Papotto agreed that the side load garage is
unusual and thinks the additional driveway space would fit in with the rest of the neighborhood.
Mr. Papotto moved, seconded by Mr. Rahm, to approve the following variance for 20-
17154; Allison Schoenhofer; 27241 Bellevue Drive:
1. An 8 ft. variance for a driveway providing access to an attached garage; code limits
driveway width to 24 ft., application requests 32 ft., Section 1135.02(B)(2)(c).
Motion passed 4-0.
20-16925; Dorela Marashi; 26982 Kineston Circle
