5. A variance to place a portion of a storage building in the side yard (approximately 48 <br />sq. ft.); placement of a storage building in a side yard is not permitted, Section <br />1135.02(C)(1). <br />Motion passed 5-0. <br />20-17704; Kevin & Mandi Rahla; 23492 Cedarwood Lane <br />Representatives: Kevin & Mandi Rahla, owners; Ron Kaye, Kaye Construction, 263 Stanbury <br />Drive, Berea, OH <br />Proposal consists of a home addition. Property is zoned C -One Family Residence. <br />1. A 17 ft. variance for rear yard setback of a dwelling; code requires 50 ft., applicant shows 33 <br />ft., Section 1135.06(D). <br />The applicant proposes to construct an addition to their home that encroaches into the rear yard <br />setback. 50 feet is required and the proposed setback is 33 feet. Mr. Kaye said the homeowners <br />wanted to stay in the community but need more space. Ms. Rahla works from home and their <br />children are homeschooled. Mr. Kaye did not think the addition would impede anyone's view in <br />the neighborhood. Ms. Rahla needs the additional space in the master bedroom to accommodate <br />her long-term medical needs. Mr. Kaye added that the current rooms are very small and this <br />master bedroom will allow room for mobility requirements as they get older. <br />Ms. Lieber said the back of the home is close to the required setback but is consistent with the <br />other homes in the neighborhood. She thought the request was substantial since the addition <br />would be visible from the neighbors but thought the property would be more usable if the <br />variance is granted. Ms. Lieber asked if the covered patio would remain when the addition is <br />built. Mr. Kaye said the patio was there when the applicants purchased the home and will stay. <br />He added that the measurements of the patio were submitted to the building department to ensure <br />the permitted lot coverage is not exceeded. Mr. Papotto did not think the variance was <br />insignificant but anything the owners want to add to the back of the home would require a <br />variance. He thought the property appears is well maintained and the addition would be an <br />improvement to the property and neighborhood, Mr. Allain agreed. <br />Mr. Papotto moved, seconded by Mr. Mackey, to approve the following variance for 20- <br />17704; Kevin & Mandi Rahla; 23492 Cedarwood Lane: <br />1.
