Proposal consists of a new shed. Property is zoned C -One Family Residence. <br />1. A 20 sq. ft. variance for the size of a storage building based on the lot size; code allows up to <br />100 sq. ft., applicant shows 120 sq. ft., Section 1135.02(C)(2). Note: Lot is 8,946 sq. ft. <br />2. A 5 ft. variance for rear yard setback of an accessory storage building; code requires 5 ft., <br />applicant shows 0 ft., Section 1135.02(C)(5). <br />3. A 5 ft. variance for side yard setback of an accessory storage building; code requires 5 ft., <br />applicant shows 0 ft., 1135.02(C)(5). <br />4. A 1.1 % variance for excessive rear yard lot coverage; code permits up to 20% (68 sq. ft. <br />based on yard area of 341.24 sq. ft.), applicant shows 21.1% (72 sq. ft.), Section <br />1135.05(B)(2). <br />5. A variance to place a portion of a storage building in the side yard (approximately 48 sq. ft.); <br />placement of a storage building in a side yard is not permitted, Section 1135.02(C)(1). <br />The applicant proposes to install a shed in the side and rear yard of their corner lot. The lot is at <br />the corner of Deerfield and Hunter Drive and Hunter is considered the front yard. The proposed <br />shed is 120 square feet, where 100 is permitted based on lot size. Its placement results in a <br />number of variances for location and setback. A portion will be located in the required side yard, <br />also zero -foot side and rear yard setbacks are proposed where five feet is required. The shed also <br />results in a rear yard lot coverage variance. Mr. Harlan has a large family and has Sunday <br />dinners with his children's families on a rotating basis. In 2018, they requested a deck to <br />accommodate larger family gatherings that is used in warmer weather. The garage has been <br />improved to use for gatherings in colder weather, but the maintenance equipment needs to be <br />stored. The proposed shed will allow storage of their equipment, match the style of the house and <br />have a stamped patio leading up to it. <br />Ms. Lieber said corner lots are difficult and previous variances were granted for the property <br />which contribute to the lot coverage variances requested. There is no location for a shed to be <br />installed on the property that would not require variances. Since the neighbors did not oppose the <br />variances, she was not opposed either. The email from Richard and Carol Garapic received on <br />October 5, 2020 was read. Mr. Papotto asked if there is an easement because there is power pole <br />and utility lines going through the area. Ms. Lieber said staff will look into this before issuing <br />permits and the project could be impacted. Mr. Papotto did not think a stamped sidewalk in the <br />potential easement would be an issue but a structure would be. <br />Mr. Papotto moved, seconded by M.
