Property is zoned B-3 General Business. <br />1. An 8 ft. variance for depth of buffer zone along the west property line; code requires 10 ft., <br />applicant shows 2 ft. setback to pavement, Table 1139.06-2. <br />2. A 5 ft. variance for depth of buffer zone along the east property line; code requires 10 ft., <br />applicant shows 5 ft. setback to AC unit, Table 1139.06-2. <br />The applicant is proposing to construct a new accessory structure for vehicle storage and service. <br />The new building is located in the rear portion of the property. The main structure itself meets <br />both side yard setbacks; however, the pavement on the west side encroaches into the required <br />ten -foot yard by eight feet and the AC unit on the east side of the building encroaches into the <br />required ten -foot yard by five feet. Mr. Weber explained that he has been doing business in the <br />city for almost 25 years and moved to this location about four years ago. He works on antique <br />and collector cars that need to be stored and serviced during winter months in climate controlled <br />spaces. The setback along the west property line borders the Rafih Auto Group and he spoke <br />with Al Stacko earlier in the day. Mr. Weber is interested in purchasing the land from Rafih Auto <br />Group which would increase the setback distance. Mr. Weber spoke with Andy from the other <br />side and he did not have concerns about the fence and AC unit. Ms. Lieber said the city supports <br />
