The commercial neighbors will be minimally impacted. <br />Mr. Papotto moved, seconded by Mr. Mackey, to approve the following variances for 21- <br />17734; Weber Automotive; 28820 Lorain Road: <br />1. An 8 ft. variance for depth of buffer zone along the west property line; code requires 10 <br />ft., applicant shows 2 ft. setback to pavement, Table 1139.06-2. <br />2. A 5 ft. variance for depth of buffer zone along the east property line; code requires 10 <br />ft., applicant shows 5 ft. setback to AC unit, Table 1139.06-2. <br />Motion passed 4-0. <br />21-18997; Recess; 26636 Brookpark Extension <br />Representative: James Grasso, Recess Games owner <br />Proposal consists of a new sign. Property is zoned B-4 Mixed -Use Business. <br />1. A 108 sq. ft. variance for excessive sign area per building unit; code permits 55 square feet <br />based upon fagade width, applicant shows 208 sq. ft. (100 sq. ft. existing + 108 sq. ft. <br />proposed), Table 1163.12-1. <br />Note: An existing 100 sq. ft. sign was previously approved. The building unit currently exceeds <br />permitted sign area. <br />The applicant is proposing a second sign for a building unit. The entire second sign's square <br />footage requires a variance for excessive sign area per building unit, which is 108 square feet. <br />Mr. Grasso took the business over from Blockbuster and only had funds to install one sign on the <br />building at the time. He added that some customers have trouble finding the location and the <br />additional signage will help explain what the business is. The sign will be in the same font as the <br />Recess sign and is taller than the original Blockbuster sign. <br />Ms. Lieber explained that a sign permit was issued to Adams Signs for Recess Games in <br />February 2013; however, the calculations on the application were incorrect. The 2013 application <br />also indicated that there were two frontages, but there is only one street frontage, Brookpark <br />Road Extension. The sign allowance for the space should have been based on the unit width of <br />one side (55 feet). The existing 100 square foot sign is over the wall sign allowance. There is no <br />unique circumstance that should allow a business to have almost four times the permitted sign <br />face area. Mr. Grasso pointed out that the proposed "Games" sign is symmetrical to the "Recess" <br />sign and similar in size to the 011ie's sign which has similar frontage. <br />Mr. Allain thought there was a significant distance between the building and Brookpark <br />Extension. Ms. Patton thought they already have twice as much signage as what is permitted and <br />this variance would allow four times as much as permitted. Mr. Mackey thought the business <br />needs be easy to identify. Ms. Patton asked if the business could be better identified through a <br />new sign while better meeting the permitted amount of signage. Mr. Allain thought the larger <br />sign is needed because of the distance from Brookpark Extension and speed of the vehicles <br />driving by. Ms. Lieber pointed out that the unit is only about two parking aisles away from the <br />road. Ms. Patton asked for clarification about Blockbuster's signage. Ms. Lieber said the only <br />previous variance granted was for total signage per lot. Mr. Papotto thought signage on both <br />fronts and more descriptive signage would be beneficial but the proposed amount is excessive. <br />
