Mr. Malone <br />said there are plants that would not grow tall enough to block the building and recommended a <br />landscape architect create an updated landscape plan to be approved administratively. Mr. Cocca <br />said his company has a vested interest in making sure the buildings look good so they will take a <br />look at improving the landscaping. Mr. Olivos was concerned about the area having multiple <br />owners and suggested having a plan that could be replicated on the neighboring Ace Hardware <br />property. Mr. Anderson appreciated that the outdoor storage is kept close to the building and has <br />sufficient screening. Mr. Nouneh is one of the owners of the property and explained how <br />difficult it has been to find a tenant for the vacant building. He added the Tractor Supply will be <br />a great use of the space. <br />Ms. Nader moved, seconded by Mr. Schumann, to recommend approval of 21-18668; <br />Tractor Supply; 23300 Lorain Road, with the following clarifications: <br />1. Replace dead trees as shown in plans, <br />2. Add landscaping on the south side of the parcel along Lorain Road. <br />Motion passed 7-0. <br />COMMUNICATIONS <br />Ordinance 2020-145 Chapter 1135 Amendments <br />Ms. Lieber said the ordinance goes into effect May 21. Regulations regarding RV parking, ramps <br />and decks and patios in the rear yard were updated in addition to several changes proposed by <br />City Council. A final copy of the updated code will be sent to the Commission for their <br />reference. <br />Virtual Meetings <br />The state has given local municipalities the ability to meet virtually through the end of June <br />which may be extended through the end of the year. Discussion regarding potential local and <br />state proposals for virtual meetings. Factors to consider include the capacity of the meeting room <br />and the amount of people expected for proposals. Communication can be easier in person but <br />having the projects displayed on screen allows everyone to see the plans while discussing them. <br />Virtual meetings provide social distancing but may limit access to those without the necessary <br />technology.
