Ms. Dreher explained that the% installed a privacy fence in the rear of the backyard and then
added asplit-rail to nee to the front of the yard. However, they wrre un -aware that the section of
the split rail fence that was added was not in compliance with the code. The code allows a 30 -
inch height fence, there fence is 36 inches to the top rail and 37 inches to the top of the post.
She stated that this was an honest mistake and would make the changes to the fence if needed.
Andrew Votaw at 5593 Bums Road commented that he is in favor of the variance request.
The building department did not have any additional comments. Director Upton. stated that he is
in support of this case and the variance request is minimal. There was little discussion from the
board concerning the variance request.
Mr. Mackey moved, seconded by Ms. Patton, to approve the following variance for 22-
21985; Jennifer & Nicholas Dreher; 5603 Rurns Rd.
A 7 in. variance for height of a fence in the front yard: code allows a fence in the front
yard not to exceed 30 in., applicant shows 3 ft. I in., Section 1135(D)(2).
Motion Passed 3-0
22-22002; Ellen Z. I odia & David H. Mlatthiescm 31811 Clague Rd
Representative: Ellen Todia and David Matthiesen, 3770 Surrey Court, Rocky River Ohio,
owners.
Proposal of an attached covered patio, garage and driveway. Property is zoned ('-One Family
Residence.
the following variances are requested:
I _ A 150 sq. It. variance for area of private garage; code permits 750 sq. ft. applicant shows
900 sq. ft., section 1135.02(B)( I )(a).
Note: Proposed attached garage: 900 sq. ft. I.of size: 17.316 sq. ti.. (398 acres)
2. An I I ft. 8.5 in. variance for length of a driveway; code does not permit a driveway to
extend further than the most distant point of the garage, applicant shows 11 ft. 8.5 in.
Section 1135.02(B)(2)(d).
Ms. Todia explained that they bought the home in March and one of the reasons thev bought the
home was because it did not have a garage. The proposed garage will be a three car garage, with
the middle bay large enough to store a R.V. inside. The R.V. is 25 feet long. eight feet wide and
10 feet tall. The variance request is for the length of the driveway. They would like to pull the
R.V. passed the garage and then be able to back it into the garage so they will be able to pull out
facing forward on to Clague Road.
Mr. Patton commented that the applicants provided a good case for what their need is and it is a
smaller request. Also, it will be more aesthetically pleasing to have an RV parked in the garage
versus outside. Mr. Mackey agreed with Ms. Patton's comments and believes the
accommodation is reasonable. Mr. Papotto agreed. it was a well put together presentation and
the plans fit with the lot and it keeps things behind the house.
