Motion Passed 3-0 <br />22-21501; Doverwnod Gessner LLC Peggy Clum; 23654 Gessner Rd <br />Proposal consists of storage building. Propene is zoned C -One Family Residence. <br />the following variance is requested: <br />A 10 sq. It, variance for the size of storage building: code allows 150 sq. R; applicant show; 160 sq. ft.. <br />Section 1135.07.(()(2). <br />Note'. Proposed green house is 10 fl. x 16 ft. s I I IL 10 in. high_ <br />Lot is 16.758 sq. ft. <br />The applicant is requesting a 10 sq. ft. variance for a greenhouse. The greenhouse will he placed <br />in the rear yard by the car wash. The greenhouse is 10 ft. x 16 FL x 1 I ft. and it is pre -fabricated. <br />Since the greenhouse is pre -fabricated Ms. Clum is need of a variance. the Building and <br />Economic and Community Development had no objections and stated that this is a minimal <br />request There was little discussion concerning this variance. <br />Mr. Rahm moved, seconded by Ms. Patton, to approve the following variance for 22-21501; <br />Doverwood Gessner LLC Peggy Clem; 23654 Gessner ltd. <br />A 10 sq. ft variance for the size ora:storage building: code allows 150 sq- ft; applicant shows 160 sq. ft.. <br />Section 1135.02(C)(2). <br />Note: Proposed green house is to ft .e 16 h. x I I fl. 10 in. high. <br />Lot is 16.758 sq. ft. <br />Motion Passed 3-0. <br />22-21498; Michael and Samantha Canestraro; 3344 Martin Dr. <br />Proposal consists ofa garage. Properhis zoned A -One Family Residence. <br />lite following variance is requested: <br />*Amended* A 1.556 sq, it. variance for arra of private garage, code permits 750 sq, ti.. applicant shows <br />2.306 sq. ft., Section 1 135.02(13)(1)(a). <br />New Request A 956 sqvariance for area of private garage. code permits 750 sq. h., applicant slows <br />1,706 sq. ft_ Section 11 3592(8)( I )(a). <br />Ms. Samantha Canestraro presented the board with amended renderings of their proposed garage. <br />At the time, she did not realize that the floors would count as additional square feet therelore has <br />modified her request. Ms. Canestraro stated that their current garage has very limited storage <br />since it is a side loading garage. I he applicant has reduced the garage from a two story structure <br />to a one story structure. The board discussed the new modification to this request as well as the <br />hardship of be existing garage being side -loaded. existing platRxms in the garage and a shared <br />driveway. Ultimately there were pleased with the one story and stele of the proposed garage. It <br />was also stated that the garage will be used for personal use. <br />Ms. Patton asked if the esisling shed would be moved_ The applicant explained that they would <br />Tike to keep the shed however it would be moved during construction. Thcre was a discussion <br />regarding if there would be an additional variance for the shed. It was determined that there <br />would not be since the <br />,garage is considered it garage and the shed as an accessory structure. <br />Therefore, an additional variance is not needed. <br />
