Ms. Rumes on how they planned to maintain in between the fences. She replied they would kill
the grass they originally planted, lay weed barrier and put gravel down. Mr. Turvey expressed his
discontent about the gravel stating he did not feel it was a viable solution.
Mr. Rahm moved; seconded by Ms. Patton; to approve 23-24083; Steven & Cassandra Rumes-
6645 Chadbourne Drive.
Board members entered in their discussion with Mr. Kovach saying he saw the gap between the
fences extended all the way back, but felt comfortable with the Rumes' maintaining it. Mr.
Papotto expressed concern regarding keeping vegetation out from between the fence. Mr. Rahm
stated that because the Rumes' were working with the building department, and offering to take
the responsibility of maintaing that area, he had no issue with the variance. Mr. Mackey
expressed his issue with the gap in between the fences and was not in favor of this variance. Ms.
Patton also expressed concern for the small distance between fences, but felt that there is a need
as other attempts to secure the yard were unsuccessful. Mr. Papotto brought up the location of
the concrete and explained that was why the variance was brought to the board. Mr. Mackey felt
that the variance would not solve any issues and that he did not see a real need for the fence, and
reiterated he was not in favor of this variance.
Motion Passed: 4-1; Mr. Mackey opposed.
COMMERCIAL APPEALS AND REQUESTS
23-23804; 25730 LORAIN ROAD; KG REAL ESTATE INVESTMENTS WESTSIDE
LLC
Proposal of a new driveway at east property line to permit crossing of Root Road by Ganley
service staff.
The following variances are requested:
1. A variance for an access road; code permits all access to the property from that arterial
street, applicant requests one access from a non -arterial street. Section 1139.03. C.3.
Representatives: Joel Copley; Janotta & Herner 309 Monroe Street, Monroeville 44847, Bruce
Bruehler 4440 Root Road
Director Upton introduced the case to the board; he stated there were some adjustments made
that included a gate to only allow staff to move cars from one lot to the other, in order to bypass
Lorain Road, He added that staff was in favor of the variance and asked for recommendation
from the board. Mr. Copley elaborated that the lot across the street was purchased for use as an
overflow of the service centers. He explained there was already a curb cut on Root Road for the
overflow service center, and they wanted to have one for the dealership lot to bypass Lorain
Road. Mr. Bruehler expressed opposition of the variance by way of asking questions regarding
accidents, and stated that people made left turns onto Lorain Road all the time. He mentioned
that this variance was denied when Ganely opened their business. His opposition also included
that the curb cut was not necessary on the residential road, and asked if there were any studies
done regarding traffic for this variance.
