Director Upton introduced this proposal as a new sign. The following variance was requested: A <br />10.6 -inch variance for wall sign distance from top; code permits minimum 12 inches' distance <br />between the sign and the top of the surface or wall, applicant requests 1.4 inches. Section <br />1163.11.A.6(d). <br />Mr. Gonzalez explained that he simply wanted to have a sign for his business that matched the <br />size of other signs in the plaza. Director Upton highlighted that the plaza in question. an older <br />structure with a limited facade, had shingles covering about here -quarters of the frontage. <br />restricting signage space. Noting adjacent businesses facing similar challenges. he emphasized <br />the practical difficulties imposed by the structure and recommended the board to favorably <br />consider the application for variances. <br />Mr. Rahm moved to approve 23-24910; Found Soul Tattoo: 24515 Lorain Road: seconded by <br />Ms. Patton. <br />Board members expressed support for the variance request, agreeing that the proposed signage in <br />the rendering blended well with the existing aesthetics. The <br />following variances were requested: A variance for internal overlapping buildings with a side <br />wall facing a main wall requires a 27 -foot minimum separation- at least a 20 -foot separation will <br />be provided in a seven -foot variance. The second variance was for building setbacks along the <br />east and west property lines. The third variance was for the minimum setback distance for <br />parking in area. 15 feet is required; applicant is requesting a ten -foot variance. <br />Mr. Davis presented his project, explaining that the past few months were spent on construction <br />plans and city department interactions to ensure a conforming project. He apologized for the <br />delay in providing exact numbers for variances, attributing It to the comprehensive engineering <br />work. The need for variances arose from the shift in rental preferences towards smaller, attached <br />townhomes within the multifamily -zoned parcel. Despite requiring variances, he highlighted the <br />benefits of a high-quality project with rents exceeding $2.000 per unit and fewer units compared <br />to traditional large buildings, hoping the board would grant the requested variances. <br />Director Upton highlighted the project's challenge in working with an outdated code and <br />mentioned the upcoming 2025 comprehensive plan addressing housing perspectives. He <br />acknowledged the applicant' detailed calculations and the overnight provision of additional <br />clarifications.
