Mr. Upton reported on a proposal for variances related to setbacks in a development project. The <br />project aims to create an HOA community for seniors aged 55 and over, offering single -story <br />living units. The variances sought included adjustments to lot widths for various units, aiming to <br />align with the project"s objectives and market needs. <br />Mr. Schilens requested variances for a development project led by property owner Renee Smith. <br />The project aimed to preserve trees and create a common park area. enhancing the green space. <br />The variances were primarily related to lot sizes, which exceeded minimum requirements in <br />some cases. The front access areas were constrained due to fire department requirements for a <br />large cul-de-sac, limiting the available space. Despite this. the overall development offered more <br />green space and fewer units per acre compared to adjacent developments. <br />Mr. Upton highlighted the project's efforts to address a market gap with an HOA community for <br />residents aged 55 and over. He acknowledged the outdated nature of some zoning codes and <br />emphasized the need for flexibility to accommodate the housing shortage and demand for this <br />type of development. He suggested the possibility of further study by the board if deemed <br />necessary. <br />Mr. Kovach moved to approve 23-25549; Woodland Grove, 5606 Barton Road: seconded by Ms. <br />Patton. <br />The board members generally agreed that while the nearly 40 -foot variance request initially <br />seemed significant, upon reviewing the plans. they understood the necessity due to the unique <br />shape of the lots.
