between two dealerships to improve traffic flow and safety, referencing similar past approvals by <br />the board. <br />The residents that attended the meeting asked for clarification, and were opposed to both <br />variance requests. They brought up flooding issues, privacy concerns and the potential of <br />increased traffic on a dead end street, lighting issues, and noise issues. <br />Questions were raised about the purpose of the access roads, with clarification that they're <br />primarily for employees to move cars between lots, not for customer access from Lorain Road. It <br />was confirmed that signage would direct customers to the main entrance on Lorain Road. It was <br />stated that the dealership would maintain that trucks load and unload on the property and not on <br />Lorain Road. Engineering has been done to ensure the storm water basin can handle the <br />incoming storm load. with additional features like a four -bay and micro pool to settle pollutants. <br />The dry detention basin is engineered to maintain the pre -developed flow rate, not exacerbating <br />existing issues during heavy rains. <br />Mr. Kovach moved to approve the use variance for 23-2530; Halleen Kia; 27932 Lorain Road: <br />seconded by Ms. Patton. <br />The board members discussed variance one regarding the use of the rear portion for a stormwater <br />retention basin. They agreed on the necessity and benefits of the basin, with one member noting <br />positive experiences with similar basins in other areas. The consensus was in favor of the <br />storm,,vater detention basin and its green space function. <br />Motion Passed: 4-0 <br />Mr. Kovach moved to approve the access road variance two for 23-25530: Halleen Kia; 27932 <br />Lorain Road; seconded by Ms. Patton. <br />The board members discussed the proposed drive for the development. They acknowledged <br />concerns from neighboring properties on Dewey Road and the potential for traffic issues. <br />However, they felt that directing all customer traffic and deliveries to the Lorain Road entrance <br />could mitigate these concerns.
