The parcel comprises approximately ten and a half acres. with four subdivided parcels, including <br />the one where the detached garage stands, which is part of the primary house's parcel. The <br />proposal, discussed with neighbors, includes no commercial plans for Air B -N -B or short-term <br />rentals, as the intent is to keep the property in the family. A carport was chosen over an enclosed <br />garage to maximize interior living space, yielding two bedrooms with ensuite bathrooms. The <br />carport, essentially a wraparound porch, offers weather protection and direct entry to the cottage. <br />The new structure would provide around 1,300 square feet of living space, with the carport <br />integrated as part of the porch design. <br />Mr. Rahm motioned to approve 23-25859; Sam and Ann Marie Wernick: 23347 Mastick Road; <br />seconded by Mr. Kovach. <br />The board members acknowledged past discussions regarding additional dwelling units (ADUs) <br />and the importance of considering family needs and economic factors.
