PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES OF APRIL 24, 2024 <br />ROLL CALL <br />Mr. David called the meeting to order at 7:00 p.m. <br />Present: Tom David, Humberto Olivos, Jose Leon, Cary Peeples, Paul Shymske. Matt Marrie <br />Staff. Director Max Upton, City Engineer Jeff Filarski, Assistant Law Director Bryan O'Malley, <br />Administrative Assistant Lvn Wilson <br />MEETING MINUTES <br />The meeting minutes of December 7, 2023 and March 27, 2024 were submitted for approval. All <br />in favor none opposed. <br />NEW BUSINESS <br />ORD. 2024-28 <br />Ord. 2024-28 was an ordinance that amended the subdivision regulations of the North Olmsted's <br />Planning and Zoning Code, eliminating the street length provision to maximize flexibility for <br />land development. This change aimed to adapt to modern infrastructure capabilities and <br />accommodate the limited available land for development. The city engineer supported the <br />amendment, citing advancements in safety equipment and the need for more flexible regulations. <br />The law department expressed reservations but acknowledged the necessity of revisiting <br />outdated rules to adapt to changing circumstances. <br />The board discussed potential modifications to zoning regulations, particularly regarding street <br />length restrictions. They considered increasing the current 500 -foot limit to 2,000 feet to <br />accommodate unique site layouts and encourage development. Staff provided insights into the <br />proposed changes and their potential implications. The board acknowledged the need to strike a <br />balance between easing development processes and ensuring responsible urban planning. <br />Mr. David motioned to recommend approval to City Council ordinance 2024-28 with the <br />condition that the limit be set at 2,000 feet.
