Coordinator Steve Holowicki, Law <br />Director Michael Gareau, Administrative Assistant Lyn Wilson <br />MEETING MINUTES <br />The meeting minutes of May 5, 2025, were approved; all in favor, none opposed. <br />RESIDENTIAL APPEALS AND REQUESTS <br />255-2025; William Lococo; 24269 Fairlawn Dr. <br />Representatives: William Lococo Residents: Gary Tolowitzki, Thomas Koberna <br />A variance request was reviewed for a proposed 20'x30' detached garage to replace an existing <br />20'x20' structure at 24269 Fairlawn Drive. The applicant requested a four -foot variance from the <br />required 10-foot rear lot setback, proposing six feet instead. The applicant stated that moving the <br />garage forward would limit driveway functionality, increase costs, and encroach on the minimum <br />distance required between the house and garage. A neighboring resident expressed concern about <br />the visual impact, potential effect on property value, and future additions to the properly. The <br />building department clarified that the garage would not be placed closer to the property line than <br />the existing structure and confirmed the shed would be removed. It was also noted that the <br />proposed garage would remain within allowable rear yard coverage limits. <br />Following additional discussion, no further comments were made by board members initially. A <br />letter of support was read into the record from a neighboring resident at 24249 Fairlawn Drive, <br />who was unable to attend due to family health issues. The resident expressed support for the <br />applicant and the requested variance, citing the small lot size as a challenge for detached garage <br />construction. <br />The applicant clarified that the visual impact of the new garage would be minimal, as it would <br />replace an older garage and shed with a single, newly constructed and landscaped structure. He <br />reiterated that relocating the garage forward would disrupt driveway functionality and lead to <br />daily logistical issues. <br />1 <br />
