BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES FOR JULY 7, 2025, <br />ROLL CALL <br />Mr. Kovach called the meeting to order at 7:01 p.m. in Council Chambers. <br />Present: Bob Papotto, Ralph Mackey, Roxana Galateanu, Mike Kovach, Neil Ammons <br />Staff: Building Coordinator Katie Seeley, Director Max Upton, Law Director Michael Gareau, <br />Administrative Assistant Lyn Wilson <br />MEETING MINUTES <br />The meeting minutes of June 2, 2025, were submitted for approval. All in favor; none opposed. <br />RESIDENTIAL APPEALS AND REQUESTS <br />270-2025; Loretta Ozanich-Ison; 5763 Bradley Rd. <br />A variance was requested to construct a 216 -square -foot deck in the front yard, where only rear - <br />yard accessory structures are permitted. The applicant explained the front steps had collapsed, <br />leaving no safe access to the front entrance, and emphasized the need for usable outdoor space, <br />particularly given mosquito issues in the backyard. The board discussed alternative options, <br />including repairing the steps or placing a smaller covered porch. Concerns were raised about the <br />variance's size, its impact on neighborhood character, and whether the hardship was sufficient. <br />Mr. Mackey motioned to approve 270-2025; 5763 Bradley Road; seconded by Mr. Pappato. <br />Motion Denied: 1-4 <br />278-2025; Jodie, Vansach; 6288 Hastings Dr. <br />The applicants appealed a notice to repair a sidewalk located roughly 41 feet from their property <br />line. They argued the sidewalk was not adjacent to their property and that the city had <br />maintained the grass there. The city clarified that sidewalk maintenance responsibility is <br />determined by projecting property sidelines to the right-of-way, per state code. The city engineer <br />had reviewed and confirmed responsibility fell to the property owner. <br />Mr. Mackey motioned to approve the appeal for 278-2025; 6288 Hastings Drive; seconded <br />by Mr. Pappato. <br />Motion Denied: 0-5 <br />1 <br />
