281-2025; Rodney Collins; 4107 Walter Rd. <br />A variance was requested to place a parking pad in the front yard for accessibility and safety due <br />to traffic and the applicant's family mobility needs. The board agreed that the circumstances, <br />including ADA-related access, created a valid hardship. A second variance for size (20x20) was <br />originally requested but was withdrawn after discussion, with the applicant agreeing. to the code - <br />compliant 18x20. <br />Mr. Mackey motioned to approve Variance #1 for 281-2025; 4107 Walter Road; seconded <br />by Mr. Pappato. <br />Motion Passed: 5-0 <br />282-2025; Nicholas Walters; 5971 Park Ridge Dr. <br />A variance .was, requested; to allow a deck built tivo feet from the side lot line (code requires five <br />feet). The applicant admitted the deck had already been built without a permit and was unaware <br />of setback requirements. The deck is low to the ground and .does not obstruct,.neighboring access. <br />A letter of support from the adjacent neighbor was included. <br />Mr. Mackey motioned to approve 282-2025; 5971 Park Ridge Road; seconded by Mr. <br />Pappato. <br />Motion Passed: 5-0 <br />283-2025, Carolyn Hare & :James Bailey; 24195 GessnerRd. <br />A variance was requested to replace an existing gravel side=drive with a concrete driveway <br />extensionmeasuring 8 `feet wide "(totall 6 feet'in front yard). The applicants noted increased <br />traffic, a lack of sheet parking, and difficulty maneuvering vehicles safely. The board <br />ackaowTeged that'tlie exterisioniimproved safety and functionality, and supported the aesthetic <br />upgrade. <br />Mr. Mackey motioned to approve 283-2025; 24195 Gessner Road; seconded by Mr. <br />Pappato. <br />Motion Passed:" 5=0 <br />285-2025; Michael'& Samantha Canestraro; 4344 Martin Dr. <br />Three variances were initially submitted: garage area, height, and side setback. It was determined <br />the garage area variance had already been granted in a previous application. The board <br />considered the remaining two: <br />• a 4.5 -inch variance for garage height (to accommodate a lift and match house roofline), <br />and <br />• a 2 -foot variance for the garage's distance to the side lot line (caused by an overhang). <br />2 <br />
