that the request centered on variance for distance only and that chickens and ducks remain
governed by separate provisions of city code.
Mr.Mackey made a motion to approve 325-2025;Bronwen&Anthony Huron; 27475 Benwood
Cir.; seconded by Ms. Galateanu.
Motion Passed: 4-0
326-2025; Benjamin & Andrea Scott; 3660 Hunter Dr.
The board heard a request from Benjamin and Andrea Scott of 3660 Hunter Drive for four
variances related to the addition of two decks on their corner lot at Hunter Drive and Antler. The
project included a new 8-by-18-foot deck on one side of the house and a covered 12-by-15-foot
deck on the other. The variances requested were to enlarge a nonconforming dwelling with a rear
setback of 34 feet 5 inches where 50 feet is required,to allow both decks as accessory structures
in the side yard rather than the rear, and for an 8-foot reduction in the 20-foot side yard setback
requirement.
The applicants explained that while city code considers Antler the front yard, the functional front
of their home faces Hunter, where the garage, driveway, and main entrance are located. They
sought to enhance the home's appearance and accessibility, adding a small deck with a railing
and overhang at the main entrance to assist Mrs. Scott, who has undergone multiple hip
surgeries.A second covered deck in the rear would allow for outdoor seating and protection from
rain.
Their contractor,Robert Knoll, described the proposed layout, noting that existing concrete pads
would serve as bases and that the new deck would slightly extend those areas. He clarified that
the front deck would have only a small roof extension over the doorway, while the rear deck
would be fully covered.
The Building Department confirmed that due to the corner lot configuration and the existing
setbacks, any structural addition would require variances.Board members reviewed drawings
and photos for clarification and acknowledged that, under city code definitions, the Hunter side
is technically considered a side yard, despite being the property's functional front.
Mr.Mackey made a motion to approve; 326-2025; Benjamin&Andrea Scott; 3660 Hunter Dr.;
seconded by Ms. Galateanu.
Motion passed: 4-0
327-2025; Bob Geiger; 23658 Mastick Rd.
The board reviewed a variance request for Bob Geiger of 23658 Mastick Road to construct a
detached garage larger than permitted by code. The proposal sought a 362-square-foot variance
to allow a 1,112-square-foot garage, where 750 square feet is the maximum. The new one-story
3
