Hanobik stated that he had contacted the City in the past and that crews had come out to clean <br />drains, but he believed the issue was related to downstream backups during heavy rain events. <br />Staff further explained that the City Engineer had briefly reviewed the information provided and <br />did not initially feel that the situation demonstrated a practical difficulty, noting that options may <br />exist to place the garage in a zoning -compliant location with appropriate driveway and drainage <br />improvements. Staff also clarified that the application before the Board was specifically for the <br />proposed front -yard detached garage and the oversized garage area. <br />The City Attorney and staff explained that the Board could not provide advisory opinions on <br />hypothetical alternatives, but that the applicant could continue working with staff and the City <br />Engineer to evaluate possible options. It was noted that the applicant appeared to be making a <br />good -faith effort but may need additional review to determine the best path forward while <br />complying with zoning and drainage requirements. <br />Board members asked whether the applicant had received feedback from neighbors. Mr. Hanobik <br />stated that he had discussed the proposal with nearby neighbors and that they did not object. He <br />also clarified that the proposed garage would not be used for a business, but only for personal <br />vehicles, tools, lawn equipment, and minor personal or neighbor repairs. <br />A Board member suggested that, given the drainage concerns and the applicant's efforts to <br />explore different options, the matter could benefit from further review by the City Engineer and <br />additional discussion with City staff. The applicant agreed that tabling the matter would be <br />helpful. The case was therefore requested to be tabled so the applicant could coordinate with <br />staff and the City Engineer before returning at a future meeting. <br />Mr. Ammons made a motion to table to next month, case 427-2026; James Hanobik; 6397 <br />Barton Rd.; seconded by Ms. Galateanu. <br />Motion passed: 5-0 <br />COMMERCIAL APPEALS AND REQUESTS <br />429-2026; Chase Bank; 4824 Great Northern Blvd. <br />Case No. 429-2026, Chase Bank, 4824 Great Northern Boulevard, was presented as a request for <br />variances related to new wall signage. The applicant was identified as a representative of Archer <br />Corporation, located at 1917 Henry Avenue SW in Canton. <br />Staff explained that the proposal included two variance requests. The first was a 13.49 -square - <br />foot variance for secondary wall sign area, as code permitted 22 square feet and the applicant <br />
