requested 35.49 square feet. The second request was a variance to allow wall signage on more <br />than the primary and secondary facades of the building, as code did not permit signage on all <br />four sides. <br />The applicant explained that the primary facade was considered the Great Northern Boulevard <br />side and the secondary facade was considered the Brook Park Road side. The applicant stated <br />that Chase's standard branding signs were 35.49 square feet, which was why the additional 13.49 <br />square feet was requested for the west elevation. The applicant further explained that the west <br />elevation would serve as the main entrance to the bank. Additional signage was also requested on <br />the south elevation because drivers traveling north on Great Northern Boulevard would be able <br />to see that sign. <br />Staff and the Law Director had no additional comments at that time. Board members asked <br />whether it was Chase's standard practice to place signage on every side of a building or whether <br />the request was due to the busy location. The applicant stated that it depended on the location <br />and visibility, and that signs were not typically placed on elevations that would not be visible. <br />A Board member asked about the reasoning behind the code limitation allowing signage on only <br />two facades. It was explained that the code was generally based on the assumption that most <br />commercial buildings had one public facade, or two public facades if located on a corner. In this <br />case, due to the site location and the surrounding parking lot, the building effectively had four <br />public facades. <br />The Board further clarified that the front of the building would face the parking lot, meaning that <br />neither the Brook Park Road side nor the Great Northern Boulevard side would function as the <br />primary customer entrance.
