CITY OF NORTH OLMSTED I BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />BUILDING & ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />July 6, 2026 1 7:00 p.m. I Council Chambers <br />CALL TO ORDER <br />Chair Ralph Mackey called the meeting of the City of North Olmsted Building & Zoning Board of <br />Appeals to order at 7:00 p.m. in Council Chambers. <br />ROLL CALL <br />Board Members Present Board Members Absent <br />Ralph Mackey, Chair None <br />Neil Ammons <br />Roxana Galateanu <br />Peggy Berry <br />Gretchen Schuler <br />STAFF PRESENT <br />Michael Gareau, Director of Law; Katie Seeley, Building Coordinator; and Lyn Wilson, Administrative <br />Assistant. <br />APPROVAL OF MINUTES <br />The minutes of the June 1, 2026 meeting were presented for approval. There were no corrections or <br />additions, and the minutes were approved unanimously. <br />CASE NO. 486-2026 — 23745 MAPLE RIDGE ROAD <br />Request <br />The Board considered a request for an 8 -foot variance to allow a driveway width of 20 feet where the <br />zoning code permits 12 feet in the front yard. <br />Presentation and Staff Comments <br />The applicant explained that the household had four drivers, creating a need for additional parking. The <br />wider driveway would eliminate the need to move multiple vehicles when leaving the property and <br />would improve safety for a new driver who experienced anxiety backing into traffic near a busy <br />intersection. <br />Staff noted that the property had limited space and that a rear parking pad was not a practical option. <br />Staff also stated that the requested expansion was reasonable given the property's constraints and <br />would improve safety without widening the entire driveway. <br />Board Discussion and Action <br />Board members discussed the safety concerns associated with the nearby intersection and school <br />traffic.
