CITY OF NORTH OLMSTED I BUILDING & ZONING BOARD OF APPEALS <br />CASE NO. 487-2026 - 26601 LEENDER'S LANE <br />Request <br />The Board considered a request for a 42 -square -foot variance to permit a 192 -square -foot storage shed <br />where the zoning code allows 150 square feet. During the meeting, staff identified an additional <br />variance because the proposed shed location was within the side yard, whereas accessory structures <br />are required to be located in the rear yard. <br />Presentation and Staff Comments <br />The applicant explained that the pie -shaped lot, limited storage within the split-level home, large <br />backyard maintenance equipment, household storage needs, and military equipment requiring easy <br />access justified the larger shed. <br />Staff noted that the property's 30 -foot storm sewer easement significantly limited available locations for <br />the structure and supported both the size and location variances. City staff also stated that the lot's <br />unique configuration created a practical hardship and noted that revisions to the City's shed regulations <br />were being considered. <br />Board Discussion and Action <br />The Board agreed that the shape of the lot and existing easement created a unique hardship. The <br />motion was amended to include approval of both the shed -size variance and permission to locate the <br />shed within the side yard.
