CITY OF NORTH OLMSTED <br />BOARD OF BUILDING CODE APPEALS <br />MINUTES - JULY 23, 1987 <br />I. ROLL CALL: <br />Vice Chairman Schulz called the meeting to order at 7:45 p.m. <br />Present: R, Burk, R. Galloway, B. Schulz, and D. Spoerke <br />Absent: J. Kazak <br />A1s,o Present: Building Commissioner D. Conway and Clerk of Commissions <br />B. Oring. <br />II. REV.IEW AND CORRECTION OF MINUTES: <br />Secretary Spoerke read'the 'minutes of May 28, 1987. The minutes stood <br />approved as read. <br />III. COMMUNICATIONS: <br />No items. <br />IV. HEARINGS: <br />1) Minotti's Inc., 26777 Lorain Road <br />Request for a stay of Demolition Order for property located at <br />27100 Lorain Road. Hearing required Chapter 1131.04 (a) <br />(Continued from meeting of June 25, 1987 because of no quorum). <br />Secretary Spoerke read a letter from Acting Building Commissioner <br />R. Mongello to the owner of Minotti's, Inc., advising that inspection <br />of their property, permanent parcel number 232-25-12, revealed that <br />building and surrounding property is in an unsafe condition according <br />to the standards set forth in Section 1331.01, 1331.02, and 1331.03, of <br />the Ci.ty of North 0lmsted's Codified Ordinance. He then read an Inspec- <br />tion Report from the North Olmsted Fire Department advising location of <br />Viola.tions,, type of problem, and corrections needed according to B.O.C.A. <br />Exis.ting Structure Codes, Vice-Chairman Schulz administered the oath to <br />Mr. Minotti who advised that they have submitted plans to return the <br />property to a safe condition; however, they are requesting relief from <br />haying to do any extensive alteration to the building since the property <br />is for sale and there are several prospective.buyers who may be totally <br />renovating the building.and property. He explained that the open pits <br />wi.l1 be'filled, doors will be boarded up to prevent access, brickwork <br />wi11 be repointed, debris will be removed, and grounds wi11 be cleared, <br />cut, and maintain.ed,. He advised that they had originally intended to <br />use, the prope.rty themselves, but they are now attempting to sell it. <br />Building Co.mmissioner Conway stated that the property is an eyesore and <br />a hazard; and if the Board grants permission to merely make the property <br />safe, he taould like certain time limitations set for both the temporary <br />repairs and the complete renovation. Mr. Conway mentioned several items <br />that should be addressed: there is a pit in the rear of the property <br />that is not shown on the plans which must be filled; if, when grass <br />is cutz other.pits are uncovered, these too.must be filled; if there <br />are any major problems with the parapet, this too must be repaired; al1
