r- , <br />CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES - MARCH 4, 1987 <br />Chairman Remmel called the meeting to order at 7:40 p.m. <br />Present: R. Bugala, R. Gomersall, J. Helon, and C. Remmel <br />Absent: B. Grace <br />Also Present: Law Director Gareau, Acting Building Commissioner D. Sanker, <br />and Clerk of Commissions B. Oring. -- <br />r- <br />R. Bugala moved to approve the minutes of February 4, 1987 as written, T---?_ <br />seconded by R. Gomersall, and unanimously approved. <br />Chairman Remmel advised that request number 8 would be heard first. <br />8. MC Sporting Goods, 5106 Great Northem Shopping Center, Plaza South <br />Request for variance (1133.13). Request 155 square foot variance for total <br />sign area. Violation of Ord. 62-33, Section 1221.06. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered-to Mr, Carlisle and Mr. Papandreas,.both representing <br />Biskind Development Company, and Mr. Finkelstein, representing M. C. Sporting <br />Goods. Mr. Carlisle presented var'ious information including a chart showing <br />sign area allowed by code and sign area proposed for the plaza south build- <br />ing, copies of the lease agreements, elevation showing proposed sign panels <br />and pointed out that they have leases for 75% of the building so a few <br />changes could occur. He explained that a sign criteria has been developed <br />for this building. According to the code the entire building would be <br />allowed 2,825 square feet of signage and their proposed signage should be <br />2,038 square feet as stipulated in the lease agreements. The three major <br />tenants would have the more dominate signs, two of these tenants will <br />conform to the area allotted to them by code, but that MC Sporting Goods <br />sign would be larger than their allotted area. Mr. Gomersall is concerned <br />that when the last few stores are leased, there might not be enough sign <br />area left for them. Mr. Carlisle again stated that they are not planning <br />to use the entire amount of signage allowed and that they will be keeping <br />a running total of the square footage used. C. Remmel moved to grant this <br />request for a 155 square foot variance for sign area for the MC Sporting <br />Goods, the signage to be as shown in the accompanying sketch as included <br />in this application, seconded by J. Helon, and unanimously approved. <br />Variance granted. <br />1. Robert and Janet Strauss, 3929 Columbia Rd. <br />Request for variance (1133.13). Request 1650 square foot variance for <br />garage area to construct a two story garage. Violation of Ord. 62-33, <br />Section 1151.04-C. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr, and Mrs. Strauss and Mr. Mortus, a neighbor. Mr. <br />Remmel stated that this is a large lot, but it has been the policy of this <br />Board not to approve 2 story garages. Mr. and Mrs. Strauss advised that
