r° <br /> <br />CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES - APRIL 1, 1987 <br />Chairman Remmel called the meeting to order at 7:40 p.m. <br />Present: R. Bugala, R. Gomersall, J. Helon, and C. Remmel. <br />Absent: B. Grace. <br />Also Present: Law Director M. Gareau, Acting Building Commissioner D. Sanker, <br />Councilmen T. 0'Grady and R. Ta1Ton, and Clerk of Commissions <br />B. Oring. <br />R. Bugala moved to approve the Minutes of March 4, 1987 as presented'-,. <br />seconded:by R. Gomersall, and unanimously approved. <br />Robert and Janet Strauss, 3929 Columbia Road: <br />Request for variance (1.133.13). Request 90 square foot varianee to construct <br />garage. Violation of Ord. 62-33, Section 1151.04-C. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. and Mrs. Strauss who explained that the new proposal <br />is for a single story (15 feet high) garage which will require only a 90 <br />square foot variance. The structure will now be 24 feet wide and 35 feet <br />long. Chairman Remmel requested that they eliminate the barn door opening <br />at the top or perhaps replace it with a window. C. Remmel moved th at a <br />variance be granted to construct a legal, 15 foot higli garage, 24 feet wide <br />and 35 feet long, as submitted in the application with the exception that <br />the door in the gable be replaced with a window or removed entirely, seconded <br />by R. Bugala, and unanimously approved. <br />Chairman Remmel announced that at this time the Board was going;to correct <br />a motion made at the last meeting (Marcfi 4, 1986) for item number 9, S. Strang <br />and Co. Gronbeck dba Caron Properties, 23755 Lorain Road to reflect a special <br />permit for the non-conforming side yard. R. Bugala moved to amend the <br />special permit granted for Strang and Gronbeck to include a non-conforming <br />side yard set liack, seconded by C. Remmel, and unanimously, approved. <br />1, Dale Hodge, 24375 Noreen Drive <br />Request for variance (1133.13). Request 16 foot 5 inch rear yard variance <br />for addition. Violation of Ord. 62-33, Section 1163.01. <br />Chairman Remmel.called all interested parties before the Board. The oath <br />was administered to Mr. Hodge and Mrs. Westhoff and a representative for <br />Mr. Boehnlein, both neighbors. TEie neighbors are concerned because such a <br />structure could make their existing water problems worse, and they believe <br />that the addition might be too large. Mr. Hodge explained that he too is <br />concerned about the water prob lems, b ut that the water drains from the pro- <br />perty to the rear which is higher thari theirs. He intends to install drain <br />tiles and channel the water into them. Board agreed that the addition is <br />too large and suggested reducing it to 12 feet wide.. Mr. Hodge agreed <br />-• but is not sure this will be big enough for a family room. C. Remmel moved <br />to grant a variance for a 12 foot by 20 foot addition, that is, 12 feet deep <br />and 20 feet on the rear of the house as requested, seconded by R. Bugala <br />and unanimously approved. The Building Department will check the drainage.
