? <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - JANUARY 12, 1988 <br />I. ROLL CALL: <br />Chairman Morgan called the meeting to order at 8:10 p.m. <br />Present.: M. Betts, R. Bierman, B. Gorris, J. Thomas,_E. Traczyk, and <br />T. Morgan. <br />Also Present: Assistant Law Director J. Dubleko, Building Commissioner <br />D: Conway, Consulting City Engineer, T.. Boyer, and Clerk <br />of Commissions B. Oring . <br />IY. REVTEW AND CORRECTION OF MINUTES: <br />B. Gorris moved to approve the minutes of December 8, .1987 as presented, <br />seconded by E. Traczyk, and unanimously appro'ved. <br />IIIo BUILDING DEPARTMENT REQUESTS: <br />1) Charles Helzer, Warehouse,.31266 Bradley Road <br />Propos.al to construct..building in Limited Industrial Area. <br />(Variance g-ranted by Board of Zoning Appeals,November 11, 1987) <br />(Heard by Architectural Board of Review December 16, 1987) <br />Mr. Helzer stated that 32 foot by 72 foot warehouse will be lbcated <br />behind the existing building, all materials will match.the...present <br />building; driveway and parking areas will.be paved since variance to <br />have gravel was denied. Building,.Commissioner Conway advised that the <br />pole tyue structure was permitted in the city, Mr. Helzer stated:that <br />retention system was installed for first building. City'Engineer Boyer <br />advised that some addition$l., retent'ion would be, required .for this proposal. <br />No additional lighting is planned since present lights illuminated the <br />entire area and Mr. Helzer did not want to add lighting.next to the <br />adjacent residence. Mr. Bierman-:is concerned since plans. to not snecify <br />hard surface.parking areas and.drive and does not want a mistake as <br />happened w.ith the first building where..paving was never installed. <br />Mr. Conway advised that the .certificate of occupancy.had never been requested for the firstbuilding,however, no building permit would.be <br />issued until plans reflect the paving. He also nointed out that .. <br />striping would not be required on the rear portion of the lot. B. l;orris <br />moved to apnrove-the Charles Helzer.Warehouse proposal at 31266 Bradley <br />Road incornorating the stipulations as indicated by the Architectural <br />Board of Review and conditioned upon the drawing which go to the BZD <br />Committee from here indicating adequate and acceptable hard surface, <br />striped parking. Mr.. Morgan.stated that "the Safety Department should <br />review the 10 foot clear.ance between.building and send report to the <br />BZD. It was pointed aut that there was a Safety Deaartment report. <br />Motion was seconded by R. Bierman, and unanimousl_y approved.
