CITY OF NORTH OLMSTED PLANNING COMISSION MINUTES - JULY 26, 1988 I. ROLL CALL: Chairman Morgan called the meeting to order at 8:10 p.m. Present: M. Betts. R. Bierman, R. Bowen, B. Gorris, J. Thomas, E. Traczyk, and T. Morgan Also Present: Assistant Law Director J. Dubelko, BuildinJ Commissioner D. Conway, Consulting City Engineer T. Boyer, City Forester D. Wendell, and Clerk of Commissions B. Oring II. REVIET7 AND CORRECTION OF P4INLTTES: P1r. Thomas noted that the minutes had been amended previously..by the clerk to include the word "approval" in the motion for OfficeMax, motion should read: "....has obtained approval by the landlord..." J. Thomas moved-to approve the minutes of July 12, 1988 as corrected, seconded by E. Traczyk, and unanimously approved. III. BUILDING DEPARTMENT P.EOUESTS: 1) Church of St. Clarence, 30106 Lorain Road Proposal to add church to existing activity-center. Heard by the Board of Zoning Appeals June 8, 1988 (Heard by Architectural Board of Review July 20, 1988). Building Commissioner Conway presented revised site plan which included detailed landscape plan that was approved by the Architectural Board of Review. Mr. Zarzycki, architect, explained that the dumnster will be screened on all four sides (not shown on plans), and that mechanical units on the roof will not ba visible. He presented samples of. the brick that is to be used and explained that since it was impossible to match the existing brick because of aging, he had chosen a compatible brick which has more texture and character. He showed a color rendering and advised that there would be subdued lighting from the ground and that the bell tower would also be illuminated. Mr. Zarzycki advised the forester that the large pine tree in the front would have to be removed, but they would be nlanting six 2z to 3 inch caliber pin oaks. J. Thomas moved that the Planning Commission approve the proposal to add a church to the existing activity center at 30106 Lorain Road and that the proposal be forwarded to the BZD Committee of Council and also noting that the dumnster will be screened.on all sides with wood, seconded by E. Traczyk, and unanimously approved. 2) Valvoline Instant Oil Change, 24866 Lorain Road Proposal to construct building. . ? , (Heard by Architectural-Board of Review July 20, 1988). L. Bradshaw, representing Valvoline,.presented revised drawings showing building relocated to the west side of the property as recommended by the Commission.
