CTTY OF NORTH OLMSTED <br />ARCHITECTURAL B09RD OF REVIEW <br />MINUTES - OCTOBER 19, 1988 <br />I. ROLL CALL: <br />Chairwoman Case called the meeting to order at 5;05 p,ma <br />Present: M. Case and T. Gallagher <br />Absent: B. Zergott <br />Also Present: Building Comznissioner D. Conway and Clerk of Commissions B. Oring <br />II. REVIEW AND CORRECTION OF MINUTES: <br />T. Gallagher moved to accept the minutes of September 21, 1988 as submitted, <br />seconded by M. Case, and unanimously approved. <br />III. SIGNS: <br />Approved with building plans. <br />IV. OLD BUSINESS: <br />No items. <br />V. NETrl BUSINESS: <br />1) McDonald's Restaurant, 27322 Lorain Road <br />Proposal to construct restaurant (existing building to be demolished). <br />(Heard by Board of Zoning Appeals October 5, 1988). <br />Referred by Planning Commission October 11, 1988. <br />PZr. Glueck, representing McDonald's, presented the.proposal for a new <br />building with an atrium front and side entrances; the building will be a <br />Deer Brick, Bedford Gray Heritage (various shades of cream colors),- clay <br />tile j:oof shingles will:be in a Shadow Gray; and sidewalk pavers are <br />Caldonia lron Spot with a tan accent brick. In reference to the landscape <br />nlan, Mr. Gallagher is concerned that the brick planters planned for the <br />front tree lawn would be a problem with the salt and snow plows, and <br />suggested that grass would be more easily maintained, Mrs. Case suggested <br />putting the entire tree lawn in brick. Building Commissioner Conway <br />advised that Mr. Zergott had reviewed the landscane plan previously and <br />had no objection except, he too, bel?eves the tree lawn planters should <br />be eliminated. In reference to the signs, the existi-ng pole sion will <br />remain and is 54.5 square feet which is non-conforming. Directional <br />signs will be replaced, building and window signs are also planned. <br />Mr. Conway explained that this Board could only apnrove the concept of <br />these signs, but based on a preliminary review he believes that a variance <br />would be required for some of the nroposed sip,nage and that a variance <br />would definitely be required to keen the pole sign. Neither Mrs. Case <br />nor Mr. Gallagher had any problem with the concept of the signs. T. <br />Gallagher moved to accept the McDonald's Restaurant plans as submitted and <br />including the signs providing that they conform to the codes or that <br />variances are obtained if necessary, and with the recomMendation that the <br />planters be eliminated f.rom the tree lawns and with the suggestion that <br />navers could be used if that would be satisfactory with the City Engineer, <br />seconded by M. Case, and unanimously approved.
