Case, T. Gallagher, Y. Sohn, and B. Zergott. <br />Also Present: Building Commissioner Conway and Clerk of Commissions Oring <br />II, REVIEW AND CORRECTION OF MINUTES: <br />B. Zergott moved to approve the minutes of October 16, 1989 as presented, <br />seconded by T. Gallagher, and unanimously approved. <br />III. SIGNS: <br />Heard with building plans <br />IV, OLD BUSINESS: <br />No items. <br />V. NEW BUSINESS: <br />1) The Atrium Apartment Homes, property located south of I-480, west of S.R.252 <br />and north of lots facing Butternut Ridge Road <br />Proposal to construct apartment complex. <br />Referred from Planning Commission October 24, 1989. <br />rir. Stogsdill, architect, Mr. Newberry, engineer, and Ms. Wholey, repre- <br />serting the developer, presented a colored site plan and rendering of the <br />260 unit complex comprised of 2 story buildings (all with 24 units except <br />for one with 20 units); some of the apartment will have a loft; and each <br />of the buildings have 8 unit pods with a common atrium entrance. There <br />will be a 50 foot wooded buffer around the south and west side of the com- <br />plex as required by the court decree; entrance area has a pool, club house, <br />lake with a geyser with one steeple as a feature: near the entrance and <br />one on the westerly side of.the property. They would like the lake to <br />serve as above ground retention, and since that is not allowed, they will <br />be asking for a variance, but the lake will remain even if the variance is <br />not granted. They presented samples of the building materials that were <br />used in their Cincinnati complex and advised that the materials would be <br />similar, but perhaps not identical. The red brick is Isenhour style 520 <br />Bordeaux, the white accent brick is Delta Brick - Macon P1ant; siding is <br />1 by 6 inch beveled cedar siding by Trus-Way, in an oif white, but no <br />color number was available; the combination shingles are Celotex Weathered <br />Wood; and the steeples will have a Tru-Fab Felt Green standing seam roof. <br />Mr. Sohn questioned if the plan conforms to code regarding distance between <br />buildings, parking etc. and pointed out that the westerly portion of the <br />property seems crowded, the buildings are too close together. He suggested <br />they eliminate one building cr, at least, reduce the number of units. <br />After the developers advised that the court decree allowed 261 units, he <br />suggested that they could move the driveway slightly west and rearrange <br />the buildings somewhat allowing a little more room. He also believed <br />that the red brick was too dark and a lighter color should be used. Ms. <br />Whd.ley stated that in.other complexes, after the walks and landscaping were <br />installed, these small areaswere more.like court yards, but the devolpers <br />agreed that they would rework the plan to allow more room.
