BLTILDING DEPAR'IlMIIVT REQUESTS :

1) North Olmsted Home Care Center, 29794 Lorain Rd.
Proposal to construct an addition.
(This proposal was withdrawn from the meeting of September 11, 1990).
Mrs. Johnson and her son, D. Johnson, owners, and S. Schill, architect
explained that they.had withdrawn from the previous meeting because they
had been informed tha.t there was a deed restriction that no building .
could be within 200 feet from the rear lot line (Metro Parks property).
The revised site plan now shows that the set backs comply to that
restriction. Building Commission Conway advised that the plans did not
show parking; they maintain they have 7 spaces, and 9 would be required.
He stated that the developers did not believe they would need all 9
spaces. He further advised that since this facility would be defined as
a convalescent or nursing care home, a SO foot side yard is r.equired.
It was clarified that even though a variance had been granted in 1984,
another would be required for this addition. Mr. Johnson stated that
they have never had a parking problen since they have visiting hours all
day long, and he doubts they would need 9 spaces. They were advised
that they could landbanlc some of the spaces; but all parking should be
shown on the plan.. City Engineer Deichmann requested that they submit .
an engineering site plan. J. Thomas moved to refer the addition to the
North Olmsted Home Care Center to the Architectural Board of Review, and
to request that they include in the site plan the front parking area .
includ.ing that which will be landbanked, seconded by T. Morgan, and
unanimously approved.
2) Carter Plaza West, property located between Gastown Gas Station and
First Federal of Lakewood (in front of Best's).
Proposal to construct retail buildings. .
(This proposal was withdrawn from the meeting of September 11, 1990).
1
