ki <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - MAY 28, 1991 <br />I. ROLL CALL: <br />Chairman Gorris called ttie meeting to order at 8:15 p.m. <br />Present: R. Bowen, T. Morgan, A. Skoulis, and B. Gorris. <br />Absent: L. Orlowski and J. Thomas. <br />Also Present: Assistant Law Director Dubelko, City Engineer Deichmann, <br />Building Commissioner Conway and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />B. Gorris moved to approve the minutes of May 14, 1991 as presented, seconded <br />by A. Skoulis, and unanimously approved. <br />III. BITILDING DEPARTMENT REQUESTS : <br />1) Hot 'n Now Hamburgers, property located between 28401 and 28429 Lorain Road. <br />Proposal to construct drive through restaurant. <br />Heaxd by Architectural Board of Review May 22, 1991. <br />Mr. Vannelli, representing the owner, presented samples of the building <br />materials and a revised landscaped plan explaining that the orange color has <br />been changed to a more subdued terra-cotta as suggested by the Commission; <br />that twelve 3 foot high Austrian pines will replace the burning bush on the 4 <br />foot mound and pavers (interlocking brick) will be installed in the tree lawn <br />as suggested by the Architectural Review Board. Building Commissioner Conway <br />advised that Mr. Zergott of the Architectural Board had suggested that the <br />trees be 6 foot high, but only 8 foot on center. The members believed that the <br />additional trees might }e betterm The developers have also agreed to install a <br />ground sign which will comply with the requirements of the code. Building <br />Commissioner Conway advised that the ground sign has been relocated. Mr. <br />Vannelli clarified that the colors of the signs would be the same as <br />originally presented. Mr. Skoul.is would <br />it would be more attractive. Mr. Conway <br />were regulated by ordinance if the s <br />from any dwelling, and it would appear <br />this would be verified in the field. He <br />like them to modify the sign so that <br />clarified that the hours of operation <br />peaker box was less than 250 feet away <br />theirs would be further away, however, <br />further stated that this business is a <br />permitted use. Mr. Vannelli had requested that the parent company send their <br />traffic study to the City, but none had been received as yet. He advised Mr. <br />Skoulis that the dumpster fence ha.d been extended along the side and the mound <br />would be behind the building; that the Architectural Board had approved the <br />original colors on the sign, and that the owners had agreed to remove the <br />lights on the roof and to change the pole sign to a ground sign, but the <br />colors and the logo were to remain as shown. Mr. Morgan was concerned that <br />the mechanical units on the top would be visible from the rear. Mr. Vannelli <br />stated that this is a vent and he is concerned that State code would require <br />this to be left open.
