.? ? <br />CITY OF NORTH OLMSTED <br />PLANNING COMNIISSION <br />M[NUTES - JULY 9, 1991 <br />I. ROLL CALL: <br />Chairman Gorris called the meeting to order at 8:05 p.m. <br />Present: R. Bowen, M. Hughes, T. Morgan, A. Skoulis, and B. Gorris. <br />Mr. Thoma.s arrived at 8:10 p.m. <br />Absent: L. Orlowski <br />Also Present: Assistant Law Director Dubelko, Building Commissioner Conway, <br />City Engineer Deichmann, and Clerk of Commissions Oring. <br />II. REVIEnT AND CORRECTION OF MCNUTES : <br />T. Morgan moved to accept the minutes of June 25, 1991 as written, seconded by <br />R. Bowen. Roll call on motion: Morgan, Bowen, Hughes, Skoulis, and Gorris, <br />yes. Mr. Thomas abstained. <br />III. BUILDING DEPAR'IlMIIVT REQUESTS : <br />1) Great Northern Dodge, 26075 Lorain Road <br />Proposal to construct addition and revision to site plane <br />Mr. Shartman, Great Northern Dodge, explained that a new 6,000 square foot <br />structure (agenda stated addition) will be built over the footprint of the <br />P-X-i sting building and will be leased to Boaters' World, a boati.ng accessory <br />business. It was clarified that this is the parcel across the street from the <br />Great Northern Dodge main sales lot. Building Commissioner Conway advised that <br />27 parking spaces are required and they are showing 31. Mr. Shartman presented <br />a picture of another facility and explained that the company has decided to <br />change from the plans presented to the type building shown. He would like to <br />keep as many parking spaces as possible. It was clarified that this is on ane <br />parcel and will be a completely new building. Mr. Thomas explained that the <br />Commission is trying to get as inuch landscaping on Lorain Road as possible, and <br />since this does not appear to be a high traffic business; questioned if some of <br />these spaces could be landbanked. Mr. Shartman stated that the property was <br />well landscaped at present, but they would be willing to landbank some spaces. <br />There was no representative available from the company for tonight's meeting <br />and Mr. Shartman does not kmow the actual traffic figures or hours of <br />operation, but he advised that customers did not bring boats onto the property <br />for ariy installation. Mr. Thomas advised that a detailed landscape plan would <br />be required for the Architectural Review Board. The lessee will install signage <br />which conforms to code, they mainly want a building sign and there is a ground <br />sign on Lorain Road. Mr. Conway advised that this proposal was submitted while <br />the old codes were in effect so it would have to be approved under those codes. <br />It was explained that all pole signs would have be removed withi.n 8 years, but <br />they could have a pylon sign up to 10 feet tall. Mr. Sha.rtman will try to bring <br />a representative from the company to the next meeting. The members discussed <br />which spaces should be removed. Mr. Morgan suggested removing 11 spaces <br />including those which are adjacent to Brookpark Road in the rear. Mr. Shartman <br />1
