CITY OF NORTH OLMSTED ARCHITECTURAL REVIEW BOARD MINUTES--DECIIHBER 18, 1991 I. ROLL CALI, : Acting Chairman Gallagher called the meeting to order at 5:45 p.m. Present: T. Gallagher, Absent: M. Case, Y. Sohn, and B. Zergott. Also Present: Building ComQnissioner Conway and Clerk of Commissions Oring. Since this Board merely makes recommendations to the Planni.ng Commission and there are no quonIIn requirements it was decided that Mr. Gallagher would review the proposal. II. REVIEW AND CORRECTION OF MINUTES: The review of the minutes will be deferred imtil the next meeting. III. SIGNS: Signs were reviewed with building plans. IV. OLD BUSINESS: No items. V. NEW BUSINESS: Blimpie Subs and Salads, 26261 Lorain Road (Lorain and Brookpark Roads). Exterior renovation to building and signage. Revision of site plan approved for Interstate Development Company on November 26, 1991. Referred by Planning Commission December 10, 1991. Mr. Manfrass, architect, Mr. Wasacz, owner, and Mr. Hartz, representing Blimpie, presented photographs of the building. The Planning Commission had been concerned about the canopy, both because it was back lit and also because it was not continued around the entire building. They requested that there be some treatment on the Brookpark Road side of the building. Mr. Ma.nfrass presented some alternative signage plans which eliminated the canopy entirely. He explained that they needed two wall signs since the building faces Lorain Road and drivers coming from the west cannot see the front of the building until they are past it; however, only one sign would be allowed under the new code. With the canopy they were able to have one small sign (18 inch letters) on the canopy and a wall sign on the west elevation. A ground sign is necessary at the entrance drive. This site plan shows the building slightly off the property line, but Mr. Wasacz stated that the building was right on the property line. They cannot install a canopy on the west side since it would overhang City right of way. Mr. Manfrass explained that with the canopy sign there would be 3 different types of signs, also since the canopy cannot be back lit they would have to install a C.E.I. pole light to illuminate the canopy sign. He also believed that the canopy really looks tmfinished when it is not carried around the building and preferred not to do this. If they could get a variance to have two standard Blimpie wall signs, either recessed signs or lighted individual letters, they would eliminate the canopy entirely. After some discussion, it was decided to eliminate the canopy and to cover the remaining brick with the same cedar siding that is on the building now and stain it a slate gray.
