CITY OF NORTH OLMSTED <br />ARCHITECT[TRAL BOARD OF REVIEW <br />MINUTES-FEBRUARY 20, 1991 <br />I. ROLL CALL: <br />Chairwoman Case called the meeting to order at 5:35 p.m. <br />Present: M. Case, T. Gallagher, Y. Sohn, and B. Zergott. <br />Also Present: Clerk of Commissions Oring. <br />II. REVIEW AN1D CORRECTION OF MINUTES: <br />Heard at end of ineeting. <br />III. SIGNS: <br />Heard with Building Plans. <br />IVo OLD BUSINESS: <br />No items. <br />V. NEW BUSINESS: <br />1-) Great Northern Shopping Center, Plaza North, Lorain and Brookpark Roads. <br />Renovation to canopy. <br />Referred By Planning Commission February 12, 1991. <br />Mr. McDonough, architect, and Mr..Papandreas, representing Biskind Development <br />Company, presented plans for canopy, explaining that because the shopping <br />center_ is 2,300 Iineal feet they picked certain focal areas to break up the <br />monotony and create some aesthetic balance between the east, middle and west <br />buildings. These feature canopy areas are the only areas of new construction; <br />and he pointed out one of the canopies that is shown is for a prospective <br />tenant and may not be completed with this renovation. These feature areas <br />will have pediments in a vertical off white metal siding; a Berridge standing <br />seam roof in a Patina Green; wire cut brick (to match the existing brick) <br />piers with split face block bases; and the sidewalks will be a Beaumonite, <br />textured concrete in a terra cotta. . The sign band will be reclad with the <br />off-white siding and will continue along the entire center; the rema.ining roof <br />will be repainted to match the Patina green; and a burgundy metal strip will <br />be used as an accent. He explained that tlie green awnings with back lit <br />signage shown on the drawing have been eliminated since those tenants would <br />not be able to reuse their existing signs. He further advised that the <br />existing mansard signage will be removed and relocated to the pediments. They <br />intend to modify the pitch of the old mansard so that it is more in keeping <br />with this design. Some additional dormers are to be added to break up the <br />length of the facade. Zhe canopy of the theatre will be slightly recessed to <br />open up the area with pediments on either side. He clarified that as new <br />tenants come in they will be required to use the matching brick as specified <br />in their previously approved store front criteria. Mr. Sohn would prefer <br />another pediment on the easternmost side to break up that area and make <br />1
