?
, -:
CITY OF NORTIi OLMSTED
ARCHITECTURAL REVIEW BOARn
MINUTES-AUGUST 6, 1992
SPECIAL TIEETING
I. ROLL CALL:
Chairman Zergott called the meeting to order at 5:30 p.m. f
Mr. Zergott welcomed Miss Sue Ferencik, a new member to the Board.
Present: S. Ferencik, T. Gallagher, Y. Sohn, and B. Zergott.
Also present: Building Commissioner Conway and Clerk of Commissions Oring.
II. REVIEW AND CORRECTION OF MINUTES
There were 3 sets of mi.nutes to be approvedm
B. Zergott r,ioved, to approve the minutes April 22, 1992, seconded by T.
Gallagher, and unanimously approved.
B. Zergott moved to approve the minutes of the special meeting of April 29,
1992, seconded by T. Gallagher, and unanimously approved.
B. Zergott moved to approve the minutes of May 20, 1992, seconded by T.
Gallagher, and unanimously approved.
III. SIGNS:
1) Merle Harmon's Fan Fair, 24559 Lorain.Road. ,
Mr. T. Romp, the owner, and Mr. S. Hixson, sign contractor, presented a colored
rendering. Building Commissioner Conway explained tha.t a permit had been issued
for the copy which ha.s been installed, but they are requesting permission:to
install a goal post which is the logo of this company, and this is the first
store which is not inside a mall. The goal post will be about a foot underneath
the overhang. The print shows that the post will come up in an arc, but it will
actually come into the sign at a 90 degree angle. The uprights and cross bar
will be i111miinated. It was elarified that the existing fascia is.a dark brown
and the sign consists of individual letters which this structure will frame in.
Mr. Conway explained that the post would be 6 feet away from the doors and Mra
Romp clarified that it would be in line with the existing columns and would be
painted a"safety" yellowo He would like the post to look as authentic as
possible, and would actua.lly prefer that the uprights extend about 2 feet above
the fascia. Mr. Sohn suggested that the lower portion of the frame be in line
with the bottan of the fascia, but the letters have been installed and they are
too large to do this. The members agreed that this proposal would probably be
acceptable as it is, but they do not want the uprights carried above the roof
line. Mr. Gallagher Pxplained that this would change the whole roof line of the
building and other tenants would want their signs higher. Mr. Conway advised
that the sign as proposed would be in conformance with the square footage
limitation, but if the uprights were higher it would not conform and would
. probably need 2 variances, one for square footage and one to go above the roof
line. Mr. Sohn recommended that the uprights be no higher than the roof line. T.
Gallagher moved to accept the Merle Harmon's Fan Fare sign as presented, but
that the uprights should not exceed the roof line, seconded by Y. Sohn, and
unanimously approved. Mr. Romp asked if a variance could be sought to go above
the roof line. Mr. Conway advised that the Board of Zoning appeals only looks at
the numbers, this Board looks at aesthetics, and makes recommendations to
Planning Commission who.has the authority to either approve or disapprove the
proposal and then the proposal will go on to Council for final approval.
