<br />CITY OF NORTEI OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES--DECIIKBER 2, 1992 <br />Chairman Gomersall called the meeting to order at 7:35 p.m. <br />Present: B. Grace, J. Maloney, W. Purper, and R. Gomersall. <br />Absent: T. Koberna. <br />Also Present: Law Director Gareau, Building Commissioner Conway, and Clerk of <br />Commissions Oring. <br />B. Grace moved to approve the minutes of November 5, 1992, seconded by R. <br />Gomersall, and unanimously approved. <br />Chairman Gomersall advised those present that it would require 3 affirmative <br />votes to approve a proposal; that each.request would be approved based on the <br />physical situa.tion peculiar to itself and no judgement rendered is to be <br />considered as a general policy effecting like situations elsewhere. <br />1. Dr. and Mrs. Natesan. 23746 Lorain Road. <br />Dr. Natesan had been delayed. Proposal to be heard at the end of the meeting. <br />2. Suburban Auto Body, 26618 Brookpark Road Ext. <br />Request for variance (1123.12). Request variance to have 2 additional wall signs <br />on building (for a total of 3, one is allowed). Request 33 square foot variance <br />for sign area allowed on building. Also request 15.5 square foot variance for <br />total sign area for a business use. Violations of Ord. 90-125, Sections <br />1163.12(a), 1163.11(b) and (a). <br />Chairr,ian Gomersall called all interested parties before the board. The oath was <br />administered to C. Hixon, sign contractor, who explained that because of the <br />position of the building (on the curve of Brookpark Extension) a single face wall <br />sign in front does not have enough visibility. The owners would like two, 2 by 12 <br />foot wall signs on the east and west elevations. He pointed out that the entrance <br />is on the front, not the side which is longer and would give them more sign area. <br />They do not intend to install a ground sign. The members have no problem with the <br />request. J. Maloney moved to grant Suburban Auto Body, 26618 Brookpark Road <br />Extension, their request for a variance to have 2 additional wall signs on <br />building (for a total of 3, one is allowed); and a 33 square foot variance for <br />sign area allowed on building and a 15.5 square foot variance for total sign area <br />for a business, with the understanding that this variance will expire on January <br />l, 1998, seconded by W. Purper, and tmanimously approved. Variances granted. <br />3. Lynne Okonek, 5774 Sherwood Drive. <br />Request for variance (1123.12). Request 5 foot rear yard setback variance to <br />construct patio enclosure. Violation of Ord. 90-125, Section 1135.08(a). <br />Chairman Gomersall ca.lled all interested parties before the Board. The oath was <br />administered to Mr. Mertes, contractor. The members had no objection to the <br />request. W. Purper moved to grant the request for variance to Lynne Okonek, 5774 <br />Sherwood Drive, for a 5 foot rear yard setback variance to construct patio <br />enclosure, seconded by B. Grace, and tmanimously approved.
