ROLL CALL: <br />Chairman Zergott called the meeting to order at 5:30 p.m. <br />Present: S. Ferencik, T. Gallagher, and B. Zergott. <br />Mr. Sohn arrived shortly after. <br />Also Present: Building Coirnnissioner Conway and Clerk of Conunissions Oring. <br />II. REVIEW AND CORRECTION OF MINUTES <br />B. Zergott moved to approve the minutes of May 19, 1993 as submitted, seconded <br />by T. Gallagher, and unanimously approved. <br />III. SIGNS: <br />Heard at end of meeting. <br />IV. OLD BUSINESS: <br />No items. <br />V. NEW BUSINESS: <br />1) Kahn's Cuisine, 23135 Lorain Road. <br />Proposal to construct a landscape mound in lieu of a fence along pa.rking lot on <br />West 231st Street. <br />Referred by Planning Cormlission on May 25, 1993. <br />Discussed at end of ineeting. <br />2) Aquasonic Auto Wash, 28800 Lorain Road. <br />Proposal to construct a combination garage and storage building behind existing <br />facility. <br />Referred by Planning Commission on June 8, 1993. <br />Some neighbors were present. Mr. Jay Attwood, owner, presented 3 alternate <br />plans for landbanked parking, and advised that if they ever need this parking <br />they would prefer plan number la,At present they have 23 paved spaces which are <br />sufficient for their business. It was clarified that the property is 700 feet <br />deep and the zoning line is 500 feet from the center line of Lorain Road. This <br />rear area will remain natural. Mr. Attwood stated that they are proposing a 30 <br />by 40 foot steel pole barn. He explained that 30 feet of the existing fence <br />must be removed in order to construct the building and the extra portions would <br />be used to repair the remaining fence. He has talked to the neighbors and <br />arrangements have been made for the Attwoods to purchase shrubs which the <br />neighbors will install where they want them. Mr. Zergott clarified these were to <br />be pines. One adjacent home:. is fenced in so no buffering would be needed. Mr. <br />Narrowitz, a neighbor, believed tha.t this is about as good as he can expect. He <br />would like to purchase the land behind him, but this is commercial property. <br />The neighbors are concerned about where this development will end. Mr. Conway <br />explained that the owners have the right to develop the land right up to the <br />commercial zone line. Mr. Gallagher suggested landscaping the 20 foot buffer <br />strip. Mr. Conway suggested that, since none of this parking is to be installed <br />at this time, it would be best to make a stipulation of the approval that if <br />this parking is ever installed, the proposal would have to return to the board <br />1
