CITY OF NORTH OLMSTID <br />ARCHITECTURAL REVIEW BOARD <br />MINUTES--DECIIMBER 15, 1993 <br />I. ROLL CALL: <br />Chairman Zergott called the meeting to order at 5:30 p.m. <br />Present: T. Gallagher, S. Krieger, Y. Sohn, and B. Zergott. <br />Also Present: Building Commissioner Conway and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION OF IrIINUTES : <br />T. Gallagher moved to approve the minutes of October 20, 1993, seconded by S. <br />Krieger, and unan:i.mously approved. <br />III. SIGNS: <br />1) Shell Oil, 25188 Lorain Road. <br />Mr. Moore, who represented Shell Oil, explained that they are constructing <br />spandrels between the ptunps which are exactly the same as those at the Lorain <br />and Clague station. It was clarified that there were two sizes and the Lorain <br />Clague station had the larger one also. He had no sample materials, but <br />explained that the spandrel was made out of plastic and presented photographs of <br />the existing station. He clarified that the.colors would be normal Shell colors. <br />They will be constructing the spandrels, updating the signage on the canopy by <br />removing much of the existing signage and replacing it. They will be changing <br />faces on one sign; replacing the reader board with an E.T.D. (Experience the <br />Difference) sign on the exterior of the building; removing all the products <br />signs on the exterior of the building; and painting a yellow wainscot on the <br />exterior of the building. The gray will be a light gray stonex,paint. Building <br />Commissioner Conway explained that variances will be needed since they are over <br />on the sign area and variances are also needed to have signage on the canopy <br />under today's codes. Since they are going to the Board of Zoning Appeals the <br />A.R.B. can only approve the concept. The members agreed that this would be <br />cleaning up the building. The pole sign will remain the same, only the faces <br />will be changed. Mr. Conway reminded them that they will have to address all <br />non-conforming signs in 1998. B. Zergott moved to accept the Shell Oil plans in <br />concept only as presented until the other boards consider the variance for the <br />square footage of the signage, seconded by Y. Sohn, and unanimously approved. <br />IV. OLD BUSINESS: <br />Heard below. <br />V. NEW BUSINESS: . ?? Rollo Pollo Restaurant, 25730 Lorain Road. <br />Proposal to renovate the former Italian Oven Restaurant. <br />Referred by Planning Commission November 23, 1993. <br />Mr. Pusti, architect, presented explained the changes that will be made to the <br />existing building. Since they are reactivating the drive through window Planning <br />Comnissian requested that they re-route the drive-thru drive in order to put the <br />handicapped spaces next to the building. Any landscaping that is removed for the <br />drive, has been relocated and some ground cover has been added.
