<br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES-FEBRUARY 239 1993 <br />*7:30 P.M.* <br />I. ROLL CALL: <br />Vice Chairman Orlowski called the meeting to order at 7:35 p.m. <br />Present: K. 0'Rourke, A. Skoulis, J. Thomas, and L. Orlowski. <br />Absent: B. Gorris, and R. Tallon. <br />Also Present: City Engineer Deichmann, Building Commissioner Conway, and <br />Clerk of Conrnnissions Oringm <br />II. REVIEW AND CORRECTION OF MINUTES: <br />J. Thomas moved to defer the review of the minutes of the last meeting until all <br />members are present since two of the absent members were quoted frequently and <br />might want to make some. corrections, seconded by K. 0'Rourke, and tman.i_mously <br />approved. <br />III. BUILDING DEPART114IIV'r REQiJESTS : <br />1) Persinger Sunoco Station, 24584 Lorain Road. <br />Proposal to construct a canopy. <br />Mr. Stevens, contractor, explained the proposal to remove and replace the <br />underground storage tanks, dispensing islands, underground piping and to install <br />a new canopy. In response to Vice-Chairman.Orlowski's question, he advised that <br />the sidewalk on the west of the building was being removed at the owner's <br />request. Building Commissioner Conway advised tha.t the canopy does conform, but <br />one corner was exactly 15 feet from the of right way as required by code. The <br />islands and canopy will be at an angle to both Lorain and ColLUnbia Roads. In <br />response to questions, Mr. Stevens advised that there is no room for much <br />landscaping, but there will be landscaping around the new logo sign; he now ha.s <br />the specifications for that sign; and the entire lot will be resurfaced. Mr. <br />Orlowski suggested that some landscaping simi.lar to that of the Sunoco station at <br />Clague and Lorain Road be installed at this location. Mr. Thomas clarified that <br />there should be landscaping around the entire lot, wherever there is room, not <br />just around the sign. Mr. Orlowski aclvised him that as of January 1, 1998, pole <br />signs will no longer be allowed in the city, and suggested that they use a ground <br />or pylon sign. Mr. Conway studied the sign plans and determined that this is a <br />pole sign and would need a variance. Mr. Thomas stated that imless they can prove <br />a hardship, they probably will not.receive a variance. Mr. Stevens was concerned <br />that if they used the Sunoco mornunent sign there could be a visibility problem <br />on that corner. Since there are four drives on the property, Mr. Skoulis wondered <br />if the Lorain Road drive closest to Columbia was actually necessary. The owner, <br />Mr. Persinger, advised that this drive gets more use, since traffic will not stop <br />for cars coming out of the easternmost drive and there have been accidents there. <br />Mr. Skoulis suggested that this drive be removed because it is dangerous, and <br />more landscaping installed. Mr. Stevens advised that the canopy will be lighted <br />from underneath, but no light will shine through, and there is to be no signage <br />on the canopy (colored rendering shows sign). Prior to going to the Architectural <br />Board, Mr. Thomas would like the plans to show, striping, and any directional <br />information that is planned. J. Thomas moved to refer to the Architectural Review <br />Board the proposal to construct a canopy for the Persinger Sunoco station, 245 <br />and Lorain Road, and to require the developer that at the time of submission to <br />1
