CITY OF NORTH OLMSTED <br />PLANNING COP?P'Ii ISSION <br />MINUTES-SEPTIlMBER 14, 1993 <br />Ar1ENDED <br />I. ROLL CALL: <br />Chairman Gorris called the nieeting to order at 7:30 p.m. <br />Present: L. Or.lowski, K. 0'Rourke, A. Skoulis, J. Thor,las, and B. Gorris. <br />Mr. Tallon arrived at 7:50 p.m. <br />Also Present: Assistant Law Director Dubelko, Building Commissioner Conway, <br />Assistant City Engineer McDermott, and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />Mr. Thomas suggested that the review of the minutes of July 13, 1993 and July <br />27, 1993 be deferred until the next meeting. <br />Chairman Gorris advised that Section N. would be heard first. <br />IV. NEW DEVELOPiENTS AND SUBDIVISIONS: (Heard at this point) <br />1) Rachel L. Cook Asseribly Plat. <br />The proposal is to combine permanent parcel Nos. 232-28-19, 232-28-20, and <br />232-28-21, located on the west side of Silverdale Road, into one (1) parcel. <br />Zoning is "B" Residence, Single, entirely and the proposal conforms to Zoning <br />Code requirements for frontage and area. <br />Assistant City Engineer McDermott explained the proposal to combine 3 parcels <br />into one in order to construct an additian as well as bringing into conformance <br />an existing building which is built oxfer a property line. Al1 parcels are zoned <br />residential. Mr. Orlowski questioned if the small pie shaped strip, parcel 22, <br />was also to be included. Mr.: MeDermott clarified that this segnent had been <br />combined with parcel 21 previ9?sly. The members had no questions or objections. <br />L. Orlowski moved to approve ,the Rachel L. Cook Assembly Plat proposal to combine <br />permanent parcel nos 232-28-19, 232-28-20 and 232-28-21, located on the west side <br />?? <br />of Silverdale Road, into %?one (1) parcel. Zoning is B„ Residence, Single, <br />entirely and the proposal conforms to all zoning regulations, seeonded by J. <br />Thomas, and lmanimously approved. <br />III. BUILDING DEPARTAENT REQUESTS: (Heard,at this point.) <br />1) Eyeglass Factory/Harmon Glass (Ririi Realty Co.), 25766 Lorain Road. <br />Proposal to modify canopy and to change signage. <br />Referral to the Board of Zoning Appeals wi.ll be required. <br />Mr. Strelau, architect, explained the-plans to construct a 3 step mansard canopy <br />consisting of green asphalt shingles and a cream synthetic stucco signage band <br />which will be on the east elevation. The existing signs will be relocated on to <br />the sign band which will include lighting. The site will be renovated to conform <br />to the new Americans With Disabilities Act. He presented photographs of the <br />existing building and a rendering of the proposed. Mr. Gorris asked why the <br />canopy could not be extended completely around the building. Mr. Strelau <br />responded that the owner had considered carrying the canopy across the south <br />elevation (Lorain Road), but not on the north or west. rir. Orlowski noted that <br />the•re were mechanical units at the southwest corner of the building which would <br />not be screened, and suggested that the screening be extended down Lorain Road <br />and returned 8 or 10 feet on the west side, since there is talk of razing the <br />buildiri-a next door. Building Commissioner Conway advised that since the building <br />is practically on the property llne the canopy could not extend out 22 inches as <br />1
