? - <br />CITY OF NORTH OI,MSTED <br />PLANNING COMIVIISSION <br />NIINiJTES - MARCH 8, 1994 <br />1. ROLL CALL: <br />Chainnan Gorris called the meeting to order at 7:35 p.m. <br />Present: D. Alston, P. Miller, L. Orlowski, K. O'Rourke J. Thomas, and B. <br />Gorris <br />Absent: R. Tallon. <br />Also Present: Assistant Law Director J. Dubelko, City Engineer Deiclvnann, <br />Building Comissioner Conway, and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION OF NIIN[JTES: <br />P. Miller moved to accept the minutes of February 22, 1994 as presented, <br />seconded by K. O'Rourke, and unauimously approved. <br />M. BUII.,DING DEPARTMENT REQUESTS: <br />1. Realty One, 28364 Lorain Road <br />Proposal to make iniuor renovations to building with additions to parking area aud <br />landscaping. <br />Mr. Grasso, represeuting Realty One, presented plans wluch basically will up grade <br />the building to meet the A.D.A. standards and add parking. He explained that they <br />would also be upgrad.ing the face of the building. Building Commissioner Conway <br />presented a revised site plan. showing 20 new spaces at the rear of the building. <br />They will be creating new 10 foot landscape buffers as required on each side of the <br />lot. He explained that they needed more spaces for the agents and customers since <br />they are using spaces iu the lot next door at present. Mr. Briuk, the manager, <br />explained that the building next door was under a sales agreement and they are no <br />sure they will be able to continue to use their lot Mr. Conway advised that for tlus <br />size building they would be required to have 34 parking spaces and he also noted <br />some of the spaces shown are not viable. They show 8 spaces across the front on <br />Lorain Road, and the maximum that they can have would be 6, and the parking in <br />the rear will have to be changed to 75 degree spaces wluch would eliininate some <br />of them. There is a driveway easement for ingress/egress only on the property to <br />the east., but since they want to include a landscape buffer on the side property <br />line, the rear parking will not be able to exit on that drive. Mr. Thomas is <br />conceined about the traffic flow since the cars will exit through the western drive <br />and the traffic patteni is confusing. He stated that this traffic pattern would <br />probably be satisfactory for an office, but the building could be changed down the
