- CITY OF NORTH OLMSTID <br />AR.CHITECTUR.AL REVIEW BOARD <br />MINUTES - MARCH 16, 1994 <br />I. ROLL CALL: <br />Chairman Zergott called the meeting to order at 5:35 p.m. <br />Present: S. Krieger and B. Zergott. Mr. Sohn arrived later. <br />Absent: T. Gallagher <br />II. REVIAnT AIQD CORRECTION OF MINUTES : <br />S. Krieger - movecT.to approve the minutes of February 16, 1994, seconded by B. <br />Zergott, and unanimously appr'oved. <br />III. SIGNS: <br />Heard `with building plans. <br />IV. OLD BUSINESS: <br />No items. <br />V. NEW BUSINESS: <br />1) Realty.One, 28364 Lorain Road <br />Proposal to make minor renovations to building with ad.dition to parking area and <br />landscaping. <br />Referred by.Planning Commission Ma;rch 8, 1994: <br />Mr. Grasso, representing Realty One, explained the plans to create additional <br />parking, install a handicapped ramp, signage, and new landscaping. They will also <br />be doing some interior work ma.inly to conform to the A.D.A. regulations. They <br />have presented both revised site and landscape plans. He pointed out the location <br />of the.existing pavement and driveway easement. He submitted photographs of the <br />Px;sting building and explained that the r`ear property is a triangle with about <br />250 feet of natural growth in it. The structural elements of the building will <br />not change. New landscaping will be ad.ded both in front and in the new parking <br />area. New internally illuminated signage is planned on the building and a ground <br />sign will replace the existing pole sign. Mr. Gonway advised that the location of <br />the monment sign has not been checked as yet for location and it must be <br />determined if it is located aut of the prohibited triangular area. He asked for <br />additional dimensions of the sign in order to figure the size more accurately. <br />The monwnent sign will ha.ve a white. background with black letters and their logo, <br />the double figure one, in red and blue. There will be 3 navy blue canopies: one <br />over the emergeney exit, and over both the front and back doors. The steel <br />railing an the ramp will probably be painted black. The three, 12 foot high pole <br />lights will have 200 watt high pressure soditun bulbs which will be shielded and <br />directed toward the builcling. It has not been determined if the bulbs will give a <br />white or yellow light. The lights.may be left on for security after the office is <br />closed. Mr. Sohn recommended that they use a white metal halide light. Mrs. <br />Krieger suggested that they present a cut of the fixture they'plan to use to the <br />Building Department and recorrmiended tha.t it must be some type of fixture with a <br />forward throw. Mr.. Sohn pointed out that there is some streaking on the panels, <br />but since this is an applied material it eannot be painted. Mr. Grasso explained <br />that the building is leased so this would be the responsibility of the owner. In <br />reference to the dumpster, Mr. Grasso explained that it will be left where it is, <br />not relocated as mentioned at Planning Commission since this location is better <br />for emptying it. Mr. Sohn believed that since they are improving the site, the <br />dumpster should be enclosed. Mr. Grasso was concerned if work were done in that
