<br />CITY OF NORT1I OLMSTED <br />BOARD OF ZONING ApPEALS <br />MINUTES--JAN[TARY 19, 1994 <br />Chairman Gomersall called the meeting to order at 7:30 P.M. <br />, <br />Ms. M. Boyle, a new member, had been sworn in by the Mayor before the meeting. <br />Present: M. Boyle, J. Maloney, W. Purper, and R.. Gomersall. <br />Absent: T. Koberna. ` Also Present: Law Director Gareau, Building Commissioner Conway, and Clerk of <br />Commissions Oring. <br />Chairman Gomersall advised those present that it was possible that all of the <br />board members had not viewed all of the locations because of the severe weather <br />conditions. Three affirmative, votes would be required for approval. Each case <br />would be judged on the physical situa.tion peculiar to itself so that in no way is <br />a judgement rendered considered to be a general policy judgement affecting <br />properties and like situations elsewliere: ' <br />W. Purper moved to approve the minutes of December l, 1993, as presented, <br />seconded by J. Maloney, and unanimously approved. <br />Chairman Gomersall advised that the Elias Brothers request has been postponed <br />until the next meeting. <br />1. Shell Oil, 25199 Lorain Road. <br />Request for variance (1123.12). Request 93 square foot variance for total sign <br />area for a business use; request variance to have 2 prohibited signs on canopy; <br />and request variance to have 6 signs on spandxel. Violations of Ord. 90-125, <br />Section 1163.11(a), and 1163.12(j). <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Ferrara, representing Shell Oil, and Mr. Moore, engineer who <br />presented pictures of similar signs. Mr. Ferrara stated that they are updating <br />this station so that this station will look like the remodeled station at Lorain <br />and Clague Roads. They will be adding dark gray spandrels over the dispensers and <br />they Frill have the Shell logo on them. The canopy signage will be reduced by 48 <br />square feet even,with the additional signs on the spandrels. Overall the signage <br />will be reduced 50 squa.re feet. AZr. Gomersall stated that he would like to reduce <br />one of the signs on each side of the canopy. Nlr. Moore pointed out that the <br />standard shell canopy has,a single "Shell" sign.and a pectin. The present canopy <br />has two "Open _ 24 Hours" signs «ith a pectin and a"Food 14art" sign with a pectin, <br />so they are reducing the existing signage apd will only have two pectins and two <br />"Shell" signs on the canopy. Mr. Maloney stated ?considering there was a sign an <br />the corner and all the other signs, the pectins on the canopy were not necessary. <br />Mr. Moore stated that this is the corporate policy and that the signs ha.ve been <br />moved so that the one on the east is obscured behind the adjacent r,iuffler shop. <br />Mr. Gomersall explained that the board has been trying to cut down on all canopy <br />signage and noted that all signs on canopies are prohibi-ted. The pole sign`will <br />rema.in. Mr. Ferrara agreecl to eliminate the pectins on the. canopy. Tt, was <br />clarified that there are actually 4 signs, on the canopy instead of 2 as noted on <br />the agenda and it was explained that an 85 square foot variance would.be needed <br />for the sign area without the pectins. J. Maloney Moved to grant to Shell Oil <br />Company, 25199 Lorain Road, an 85 square foot variance for total sign area for a <br />business use, a variance to have 2 prohibited signs (Shell) on a canopy and <br />1
