ROLL CALL: <br />Chairman Zergott called the meeting to order at 5:30 p.m. <br />Present: T. Gallagher, S. Krieger, M. Yager, and B. Zergott. <br />Also Present: Clerk of Comvussions Oring <br />II. REVIEW AND CORRECTION OF 1VIINiJTBS: <br />M. Yager moved to approve the minutes as presented, seconded by B. Zergott. Roll call on <br />motion: Yager and Zergott, yes. Ms. Krieger and Mr. Gallagher abstained. <br />III. SIGNS: <br />No items. <br />IV. OLD BUSINESS: <br />Heard below. <br />V. NEW BUSINESS: <br />Castle Pines, to be located on property currently shown at 30338 and 30374 Lorain Road <br />Proposal to construct senior citizen complex with apartments, assisted living units, and a nursing <br />home facility. <br />Heard by board of zoning appeals May 15, 1995. . <br />Referred by planniug commission May 9, 1995. - <br />Mr. Coury, builder, owner and developer of the complex, and Mr. Kaczmar, architect, presented <br />the plans. Mr. Kaczmar explained that the two independent living build.ings would be phase one of <br />the project, but both phases might be built at the same time. He explained that the grade of the <br />properiy sloped down one full level toward the back of the property, thus making it possible to <br />create a five story portion at the midpoint of the buildings. The two building will be connected by <br />an atrium type common community building, one story at the front, and two stories at the back <br />because of the grade differential, with a court yard behind that. He clarified that the property <br />actually slopes down 30 feet from front to back. The three story, fifly unit assisted living building <br />(phase two of the project) will be connected to the west building. At the far north portion of the <br />property there will be a one story, 50 bed nursing facility, with the possibility of adding a future <br />wing with 26 beds. The exterior building materials will be face brick or a ju.mbo type masonry <br />unit with some vertical elements used to accentuate the glass and other vertical features, such as <br />the elevator lobby on each end of the buildings, in a siding material, possibly a product called <br />Werzelit which simulates wood or possibly wood or vinyl siding. This material will also be used in <br />the bay window areas of the building. The middle building will be an atrium typ.e building in order <br />to have as much natural light as possible. He clarified that he was the architect for the St. <br />Clarence project next door where they are planniug 70 independent living apartment units, and ? <br />they are trying to tie the two developments together in order to create a campus community.
