?'
?
CITY OF NORTH OLMSTED
ARCHITECTURAL REVIEW BOARD
NIINTJTES - JIJNE 21, 1995
I. ROLL CALL:
Chairmau Zergott called the meeting to order at 5:35 p.m.
Present: S. Krieger, M. Yager, and B. Zergott.
Absent: T. Gallagher.
Also Present: Building Commissioner Conway and Clerk of Commissions Oring.
II. REVIEW AND CORRECTION OF 1VIIN[JTES:
It was clarified that the notes the members submitted after the last meeting have been made a part of the
file, but cannot be part of the minutes. M. Yager moved to accept the minutes of May 17, 1995, seconded
by S. Krieger, and unauimously approved.
III. SIGNS:
It was decided that all the requests would be discussed at one time, and then voted on individually at the
end of the discussion.
1) Water Tower Square Shopping Center, 27240-27270 Lorain Road.
Development sign
Mr. Papandreas, representing the developer of the entire shopping center, presented a perspective
rendering of the center and a drawing of the ground sign which will be located on Lorain Road. This sign
will be the only identification the shopping center will have. It will be constructed of the same materials as
the build.ing: sandstone split face block; a flashed, double scored smooth finished bnck like promenade
blend in a darker color; a maroon alucobond accent material at the top; and the patina green roofing
material that is used on the towers. The panels will identify 4 tenants, Circuit City, Sportmart, Media
Play, and possibly Office Max; he clarified that the Factory Card unit, a small portion of store "A", will
not be identified on that sign. The panels will have the same size and color lettering. He pointed out that
the individual tenant signs would be on the feature canopy with the exception of Factory Card which will
be placed on the sign band. He noted that basically there would only be four signs on a 175,000 square
foot shopping center and believed that the character of the signage is compatible with the architecture of
the building. He submitted copies of their sign criteria that is presented with the lease agreements. Mr.
Yager agreed that the grou.nd sign would be consistent with the build.ing but suggested that the maroon
color be inset slightly to conform with the inset of this material on the towers. He wondered about the
gable roof of the sign since it is not consistent with the towers, but understood that the sign would have
to conform to certain height restrictions. Mr. Papandreas clarified that the lease agreement does not allow
Factory Card to be identified on the ground sign and the fourth panel will be used for the last unit. He
stated that the building was designed for a category shopping center and is quite deep which would make
it difficult to divide the other units into smaller areas. They were forced to do this with Factory Card. Mr.
Yager stated that it was done in keeping with the rest of the center. Mr. Papandreas stated that each of
the tenants have worked with the developer and have 'attempted to keep to the architectural style of the
building, and are now trying to reflect their own corporate identity in their signage.
2) Factory Card Outlet, Water Tower Square Shopping Center, 27240 Lorain Road.
Wall Signs
