0 <br />CITY OF NORTH OLMSTED <br />PLANNING COMIVIISSION <br />MINLJTES -FEBRUARY 13, 1996 <br />I. ROLL CALL: <br />Chairman Tallon called the meeting to order at 7:35 p.m. <br />Present: D. Cameron Alston, T. Brennan, T. Herbster, R. Koeth, A. Manuing, K O'Rourke, and <br />R. Tallon. <br />Also Present: Assistant Law Director Dubelko, City Engineer Deichmanu, Assistant Building <br />Commissioner Rymarczyk, and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION OF NIINLJTES: <br />R. Tallon moved to adopt the minutes of January 23, 1996, seconded by T. Brennan. Roll call on <br />motion: Tallon, Brennan, Cameron Alston, Herbster, Koeth, and Mauuing, yes. Mrs. O'Rourke <br />abstained. I <br />III. BLTELDING DEPARTMENT REQLTESTS: <br />1) O.S.V. Productions, 29587 Lorain Road <br />Proposal to construct two story office bu.ilding. <br />Heard by board of zoning appeals January 31, 1996. <br />Mr. Acciarri, architect, presented revised plans and advised that the variances had been granted by the <br />board of zoning appeals. These plans reflect the items that planning commission had requested and the <br />lot consolidation is in the process of being completed. He presented a color rendering and samples of <br />the building materials all of which are in beige tones; there will be a synthetic stone materials on the base <br />of the front elevation with siding on the top and a dimensional shingle. He explained that phase 2 would <br />be the renovation of the existing build.ing, but since the roof was just replaced, it will be done later. He <br />presented a colored site plan showing the landbanked spaces, and the relocated sign location. He <br />explained that they intend to keep the existing mature trees along Christman and the heavily wooded <br />area in the back. He clarified that the height of the building to the peak would be 21 feet, and the height <br />to the underside of the soffit would be 10 feet. Mr. Tallon asked if the light poles could be reduced to <br />18 feet high. Mr. Acciarri agreed, but advised that they would be willing to eliminate the two pole lights <br />since there will be lights under the soffit. The corner sign for the motorcycle shop could be put on a <br />timer so that it will not be lighted when the shop is closed, but the sign for O.S.V. on Christman will be <br />non-illuminated. The uuderground storm water retention is being completed now and will conform to <br />the Engineering Department requirements. T. Manning moved to accept O.S.V. Productions, 29587 <br />Lorain Road, the proposal to construct a two story office building contingent on the consolidation of <br />the two lots and with the condition that_the two pole lights on the west side of the building will be <br />removed. This proposal is being referred to the architectural review board and does not have to return <br />to planning commission unless that board has some major objection to some item. The motion was <br />seconded by K. O'Rourke, and unanimously approved. <br />2) Silverdale Plaza, 26324 Lorain Rd. <br />Proposal to construct retail building. <br />NOTE: Deed restriction filed would not permit the drive on Silverdale or a dwnpster on the origina147 <br />foot lot. It also required a landscaped mounded buffer to protect the next door neighbor begiuuiug at <br />the front of the structure and ending at the rear of the house. <br />Heard by board of zoning appeals January 31, 1996.
