. <br />CITY OF NORTH OLMSTED <br />PI,ANNING COMIVIISSION <br />MINUTES'-FEBRUARY 27, 1996 <br />I. ROLL CALL: <br />Acting Chairman Koeth called the meeting to order at 7:45 p.m. <br />Present: D. Cameron Alston, T. Brennan, T. Herbster, R. Koeth, and K. O'Rourke. <br />Absent: A. Mauuing and R. Tallon. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />T. Brennan moved to accept the minutes of February 13, 1996, seconded by K. O'Rourke, and <br />unanimously approved. <br />III. BUII.,DING DEPARTMENT REQUESTS: <br />1) Alexander's (formerly Nightfall Night Club), 30850 Lorain Road. <br />Review of site plan. <br />Proposal to be referred to board of zoning appeals. <br />Heard by architectural review board February 21, 1996. <br />No representative was present. Proposal was deferred until later in meeting. <br />2) Silverdale Plaza, 26324 Lorain Rd. <br />Proposal to construct retail bu.ilding. <br />NOTE: Deed restriction filed would not permit the drive on Silverdale or a dumpster on the original 47 <br />foot lot. It also required a landscaped mou.nded buffer to protect the next door neighbor begiuniug at <br />the front of the structure aud ending at the rear of the house. <br />Heard by board of zoning appeals January 31, 1996. <br />Mr. Strelau, architect, advised that the architectural review board had asked that the ma.nsard be <br />returned around the eastern side of the building to screen the roof top units. He presented revised plans <br />showing the requests made by the commission, samples of materials, pictures of the property as it is <br />now, and an artist's conception of the proposal after construction. The main part of the building will be <br />a utility size brick in a beige, a green metal stand.ing seam roo? a Dryvit signage facade, and dark brown <br />aluminum store front framing. He clarified that the slash marks shown inside the rear door indicate the <br />walls of the hallway that planning commission requested. He explained that there was no tenant for the- <br />building since the approval process exceeded the time frame that the proposed,i tenant had stipulated. <br />Assistant Building Commissioner Rymarczyk advised that the paxking is determined under the General <br />Retail codes, not a specific tenant. Mr. Brennan noted that a variance for the size of the build.ing was <br />granted because the proposed video store required a specific size. Mr. Herbster was concerned that <br />another tenant might choose not to use the back door which the commission wanted for safety. Mr. <br />Georgalis, the owner, stated that, because of delays in the approval, they were about 5 months behind <br />schedule and, at present, he is looking for a tenant. He noted that parking complied to code, and <br />another use might need less parking. Mr. Brennan believed that this was a beautiful bu.ilding and a <br />definite improvement, but he was concerned since there is a major traffic problem in the area. Mr. <br />Georgalis pointed out that this is the only property built in North Olmsted in the last year that has <br />landscaping entirely around the perimeter of the lot, and extra landscaping in back. He maintained that <br />the deed restricted parking in the back, but did not require as much landscaping as shown. It was
