CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />1VIINUTES - APRIL, 17, 1996 <br />Chairman Gomersall called the meeting to order at 7:35 p.m. <br />Present: M. Boyle, T. Koberna, W. Purper, J. Maloney, and R. Gomersall. <br />Also Present: Law Director Gareau, Building Commissioner Conway, Clerk of Commissions Oring, <br />and Assistant Clerk of Commissions Cornish. <br />W. Purper moved to accept the minutes of January 31, 1996 and February 28, 1996, seconded by J. <br />Maloney, and unannnously approved. <br />Chaiiman Gomersall advised that each case would be judged on the physical situation peculiar to <br />itselt so that in no way is a judgment rendered considered to be a general policy judgment affecting <br />properties and like situations elsewhere. He explained that it would take three affii7native votes to <br />approve a request. <br />1. Michael Chakirelis. 3411 Hunter Drive <br />Request for variance (1123.12). Request 2 foot, 6 inch front setback variance to construct <br />vestibule addition. Violation of Ord. 90-125, Section 1135.06. <br />Chairina.u Gomersall called all interested parties before the board. The oath was adlniuistered to Mr. <br />Chakirelis, who explained that the foundation had been in for 30 years and recently he enclosed it for <br />a vestibule. The members had no problem with the request. W. Purper moved to grant the request of <br />Michael Chakirelis, 3411 Hunter Drive, for a 2 foot, 6 inch front setback variance to construct <br />vestibule addition. Violation of Ord. 90-125, Section 1135.06. The motion was seconded by R. <br />Gomersall, aud unanimously approved. Variance granted. <br />2. Sears Hardware, 23200 Lorain Road <br />Request for variance (1123.12). Request 119.16 square foot variance for excess business use signage <br />for wall sign. Also request 6 foot height variance for wall sign. Violation of Ord. 90-125, Sections <br />1163.11(a) and 1163.12(a). <br />Chau-man Gomersall called all interested parties before the board. The oath was administered to Mr. <br />_ Keleher, sign contractor, who e}cplained that Sears has standardized signs, but normally they have -- <br />Sears and Hardware on one line, but because of the front facade, they will have to stack the words to <br />fit on the sign band and this makes them over the square footage allowed. Mr. Conway clarified that <br />stacking created the height variance, but a variance is required because wall signs are only permitted <br />75 square feet. Mr. Keleher advised that there will be no identification on the street and it will be the <br />ouly sign. Members discussed reducing the size of the sign. Mr. Purper did not believe that it could <br />be much smaller because the building is set so far back on Lorain Road. The members agreed. Mr. <br />Gomersall specified that they should not come back for a pole sigu. J. Maloney moved to grant the <br />request for Sears Hardware, 23200 Lorain Road, for a 119.16 square foot variance for excess <br />business use siguage for wall sign. Also to grant a 6 foot height variauce for wall sign. Violation of <br />Ord. 90-125, Sections 1163.11(a) and 1163.12(a). The motion was seconded by W. Purper, and <br />unanimously approved. Variances granted.
