BUII.,DING DEFARTMENT REQUESTS:
1) Homestead Village Hotel, located on the south side of Country Club Blvd., east of the proposed
Marriott Courtyard, north of I-480, and west of Columbia Road.
Revised proposal to construct hoteL
Heard by architectural review board October 16, 1996.
Heard by board of zoning appeals November 7, 1996.
Withdrawn from agenda November 11, 1996.
Mr. Job son. represented the developer and Mr. Newbury presented the proposal. Mr. Newbury
explained how the proposal has proceeded thus far through the boards and commissions. The revised
plan was presented in late December. Mr. Newbury noted the revisions are as follows: the miiumu.m
room size is now 350 square feet; the building has grown slightly; the du.mpster will be located in the
south west corner of the parkmg lot; and the exterior light poles are now shown on the site plan. He
presented a sketch of the proposed du.mpster enclosure, which will be similar to the one approved for
the Lone Star Steak house. The exterior light poles are sharp cut offfixtures. Mr. Newbury explained,
they will be mounted at 25 feet, with the exception, of those along eastern drrveway of the site which
will be mounted at 20 feet. He believed these heights would help achieve a very minimum amount of
lighting at the property lines. The site plan shows that the building still fits within the boundaries of the
site approved in the lot split. Mr. Newbury asked for planning commission approval on this project.
The planning commission members reviewed the plan. Mr. Herbster questioned if the 25 foot height is
the height of the p ole or from grade. Mr. Newbury clarified that the mounting height of the fixture is 25
feet offthe pavement. Mr. Brennan noted there is not any signage_proposed for the southern, rear
elevation. Mr. Newbury advised Homestead Village has every intention of presenting a sign package
that conforms to code, but agreeii to come back before planning if this intent changes. The members
discussed the proposal among themselves. Mr. Herbster wondered if enlarging the building will effect
the setbacks. Mr. Newbury advised the closest proximity to a neighboring property is 25.13 feet, from
the east parcel line. On the previous plan the building came approximately 34 feet from that east
property line. Mr. Newbury presented a brick sample and advised the pilasters and the port cochere will
be brick. Assistant Buitding Commissioner Rymarczyk explained that the landscape plan has been
reviewed and was approved this afternoon. The members had no fiuther questions. Mr. Tallon asked if
any members from the audience had questions; no one came forward.
